Job summary

ZRS Management in Austin, TX is seeking a Maintenance Technician to deliver high-quality service to our residents. You will work with the Maintenance Supervisor to perform skilled repairs and ensure rapid turnover of apartments.

This role offers opportunities for advancement to Maintenance Supervisor; you will help maintain preventive programs and uphold safety standards across the property. Applicants should be ready for on-site work, hold a valid driver's license, and be willing to work

Qualifications

• Must have valid driver’s license with acceptable driving record and proof of auto insurance.
• EPA certification preferred; if required, obtain within 90 days of start date.

Responsibilities

• Perform independent maintenance repairs in plumbing, electrical, HVAC, appliances, and related systems.
• Complete apartment turnover maintenance within 3–5 business days, including checklist items.
• Maintain common areas (sweeping, mopping, trash, cleaning windows).
• Monitor building exterior for roof, siding, and window issues.
• Support preventive maintenance programs for assigned areas.
• Ensure safe condition of equipment and structures; manage inventory of tools.
• Keep work area clean and organized; observe safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver’s license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
