Job summary

Satellite Affordable Housing Associates (SAHA) is seeking a full-time Maintenance Technician to keep multiple Berkeley properties in inspection-ready condition and to perform a wide range of building repairs and preventive maintenance. The role covers electrical, plumbing, HVAC, carpentry, appliances, and exterior work across on-site properties.

You will work with property managers, service tenants, and vendor partners, ensuring safety, reliability, and timely completion of tasks.

Qualifications

  • Three or more years of relevant maintenance or trade experience preferred.
  • Experience in affordable housing/property management is a plus.
  • Must read, write, and speak English to interact with tenants and employees.

Responsibilities

  • Maintain property in inspection-ready state.
  • Evaluate problems from work orders and perform repairs.
  • Prepare unit turns including moving appliances, painting, repairs.
  • Monitor boilers, pumps, electric motors, fire sprinkler, and HVAC systems; arrange vendor assistance as needed.
  • Electrical troubleshooting and repair on building and unit systems.
  • Repair appliances (stoves, ranges, refrigerators, heaters, disposals).
  • Repair plumbing on water/sewer lines, fixtures, water heaters.
  • Repair doors, locks, hinges; make keys.
  • Basic carpentry: drywall, cabinets, flooring, windows, dry-rot replacement.
  • Maintain and repair roofs, drainage, irrigation, walkways, stairs, stucco, parking surfaces.
  • Notify management of major repairs and collect vendor bids.
  • Coordinate preventive maintenance and larger projects with manager.
  • Inspect and report on vendor work quality.
  • Maintain inventories of supplies and equipment.
  • Assist with exterior public areas maintenance.
  • Perform other duties as assigned.

Primary Duties & Responsibilities
  • Maintain property or properties in an inspection‑ready state.
  • Evaluate the nature of a problem from a work order request and perform maintenance or repair.
  • Prepare unit turns, including moving household appliances, painting, and making required repairs; may also assist in cleaning the unit.
  • Monitor facility boilers, pumps, electric motors, fire sprinkler, and HVAC systems; make repairs or determine if vendor use is necessary.
  • Perform electrical troubleshooting and repair on building and unit systems.
  • Repair appliances such as stoves, hood ranges, refrigerators, electric and gas heaters, and garbage disposals.
  • Replace/repair plumbing on water and sewer lines, drain pipes, toilets, faucets, and water heaters as needed.
  • Repair doors, locks, hinges, and make keys.
  • Perform basic carpentry such as installing drywall, cabinets, wood flooring, window panes, and minor dry‑rot replacement.
  • Maintain and repair flashings, roofs, drainage, irrigation systems, walkways, stairs, stucco, parking surfaces, and similar building components.
  • Notify management of the need for major replacement, repairs, or additions to the building and collect vendor bids when applicable.
  • Work with the property manager to implement a preventive maintenance schedule and coordinate larger projects as necessary.
  • Inspect and report on the work quality and performance of external vendors to the manager.
  • Maintain supply and equipment inventories and replenish as needed.
  • Assist with maintaining exterior public areas such as parking lot and grounds by removing debris, sweeping, and washing sidewalks.
  • May sweep, mop, scrub, dust, and vacuum hallways, stairs, office space, and other interior public areas; may also operate equipment for stripping and waxing floors and shampooing carpets.
  • Serve as on‑call maintenance staff for the assigned region according to schedule; all maintenance staff are assigned two‑week shifts to cover emergencies overnight from 5pm to 6am.
  • Assist other SAHA properties in preparation for major inspections, regulatory inspections, grand openings, or when requested.
  • Provide guidance, on‑site or remotely, to other Maintenance Technicians on routine maintenance or small projects.
  • Work within various computer systems, including work order and email systems to manage communications, tasks, and priorities.
  • Perform other duties as assigned by management.
Education and/or Experience
  • Experience in affordable housing/property management is a plus.
  • Three or more years of relevant maintenance or trade experience is preferred.
Knowledge, Skills, and Abilities
  • Knowledge of building maintenance and repair, including ability to paint well, repair and maintain electrical, roofing, plumbing and HVAC systems, boilers, appliances, and drywall.
  • Knowledge of tools and equipment used in building maintenance and how to use them safely and responsibly.
  • Must be able to read, write, and speak English to interact with tenants and employees.
  • Ability to type and use a computer; must use email and learn software systems.
  • Must handle daily responsibilities and projects with minimal direction.
  • Must be reliable in attendance, quality, and quantity of work.
  • Must be able to safely operate equipment where necessary.
  • Ability to determine causes of operating failures and apply general rules to specific problems to produce a solution.
  • Ability to manage one’s own time and coordinate the priorities of work orders and other responsibilities to ensure timely completion.
  • Ability to communicate proactively about tasks with necessary parties.
  • Ability to communicate peer performance assessments when necessary.
  • Knowledge of principles and processes for providing customer service, including assessment of tenant needs and explaining repairs and timelines to staff and residents.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Mathematical Skills
  • Must be able to add, subtract, multiply, and divide whole numbers, decimals, and fractions.
Certificates, Licenses, and Registrations
  • Valid driver’s license, good driving record, proof of automobile insurance, and reliable means of transportation; a DMV check will be performed.
Physical Demands

  • Frequent use of hands and fingers to grasp, handle, and manipulate objects such as tools and controls and to reach with hands and arms.

  • Frequent standing and walking are required.
  • Occasional climbing, stooping, kneeling, and squatting are required.
  • Must be able to push, pull, lift, and or move objects that weigh up to 50 pounds.
Work Environment
  • Frequent visits to tenants’ apartments (where smoking may be allowed) are required to perform work orders.
  • Occasionally works near moving mechanical parts, in cramped or elevated areas, and may be exposed to outside weather conditions such as rain, heat, or noise.
  • Occasionally exposed to blood or other bodily fluids/excretions.
  • May include some exposure to chemicals, materials, and/or electricity that must be handled with caution.
