Job summary

Satellite Management is seeking a Maintenance Technician for our apartment community in Orange. The role involves diagnosing maintenance issues, repairs, and timely handling of work orders to maintain a quality living environment for residents.

Responsibilities include completing electrical, HVAC, plumbing, carpentry tasks, grounds maintenance, and safety compliance. On-call readiness and strong communication with residents and vendors are essential.

Qualifications

  • Clear communication with residents and vendors.
  • Knowledge of electrical, plumbing, and appliance repair basics.
  • On-call availability for service emergencies as required.
  • Basic computer skills to place orders, respond to emails, and access training.

Responsibilities

  • Perform maintenance duties including work orders and preventative tasks under supervision.
  • Ensure apartments are ready for occupancy with electrical, HVAC, plumbing, carpentry repairs as needed.
  • Maintain grounds, common areas, and amenities; perform cleaning and upkeep.
  • Follow safety laws and company standards; attend safety trainings and report accidents promptly.
  • Report hazards, equipment issues, and resident concerns to supervisor.
  • Respond to emergencies during work hours and on-call on-site when housing applies.
  • Inventory supplies and track usage; assist with cost-saving by repairing before replacing.
  • Maintain high levels of customer service with prospects, residents, vendors, and associates.
  • Perform other duties as assigned.

The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartmentcommunity, including the grounds and commonareas, andfor providinga quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.

Primary Duties and Responsibilities:

Performs maintenance duties, including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities

Ensure that apartments are ready for occupancy by performing various and as-needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed

Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed, and other areas as directed

Compliance with company standards and applicable laws, including but not limited to: Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings, and other safety-related laws and requirements, and report accidents and incidents promptly to an accurate manager

Report known safety hazards, equipment, and customer concerns to the supervisor

Respond quickly to emergency situations during work hours and on-call coverage on site location where living when the housing agreement is applicable

Follow established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost-saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies

Maintain high levels of customer service for prospects, residents, vendors, and associates

Perform other duties as assigned

Skills:

Ability to effectively communicate with residents, vendors, and individuals across the organization, including the ability to communicate effectively in English

Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools

Knowledge of environmental hazards, including asbestos, lead-based paint, moisture intrusion, and radon

Ability to be “on-call” at work site location where housing agreement is applicable when requested and respond promptly to service emergencies

Basic Computer Skills required to place online orders, respond to emails, take company training, access timecards, and access company-wide emails

For On-Site Maintenance Associates:

Depending on the size of thepropertya Maintenance Associate may be required to live on-site as a condition of employment. Housing agreements will be provided with additional information and requirements for on-site employees.
