Job summary

E&S Ring Management Corporation is seeking a Maintenance Tech II to perform apartment and property maintenance across our premier California communities. You’ll troubleshoot and repair mechanical systems while supporting occupancy and resident satisfaction.

The role requires 2 years of maintenance experience or 3+ in related fields, strong knowledge of plumbing, electrical, painting, and safety practices, and the ability to work weekends and emergencies.

Qualifications

• 2 years of direct apartment maintenance experience or 3+ years in related fields.
• Proficiency in plumbing, electrical, painting, drywall, floors, and life safety systems.
• Must possess personal tools required for maintenance tasks.
• High school diploma or equivalent.

Responsibilities

• Complete all phases of apartment make-ready work and troubleshoot major/minor systems.
• Address maintenance requests within 24 hours to boost resident satisfaction.
• Prepare market-ready apartments within 5 days and upgrades within 10 days.
• Document status of maintenance requests and complete checklists.
• May supervise/train one additional staff member.
• Work safely, follow safety standards, and report hazards.
• Participate in preventive maintenance and repairs of all systems.
• Assist in emergency plans and train staff for emergencies.
• Perform grounds and housekeeping tasks as needed and on-call weekends.

Job Overview:

The Maintenance Tech II is responsible for performing general apartment andproperty maintenance efficiently.

This role contributes to meeting property financial andoccupancy goals, ensuring a quality living environment for residents while fostering positiveworking relationships with property team members. What You’ll Bring:

• 2 years of direct experience in apartment maintenance or 3 or more years in related fields.
• Proficiency in apartment maintenance areas, including plumbing, electrical,painting, drywall, flooring, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.
• Ability to receive and act on instructions given orally or in writing
• Must possess personal tools required for maintenance tasks.
• Additional Desired Qualifications:
  • High school diploma or equivalent.
  • Formal training or certificates in maintenance-related courses or 2 or moreyears of inter-company training/experience.
  • Basic computer skills for documentation and communication purposes.
• Physical Requirements:
  • Must be able to climb stairs when accessing ResidentMaintenances or Maintenance Offices and navigate ladders as needed.
  • Must be capable of walking the entire property, including steps.
  • Requires regular bending, kneeling, and stooping.
  • Must be able to lift up to 60 pounds to handle materials and equipmentsafely.
• Machine, Equipment and Tools Used:
  • Computer, computer printer, telephone, fax machine, photocopier, golf cart, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table aw, cordless drill, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools such as hammer and screwdriver.

Your Responsibilities:

• Complete all phases of apartment make-ready work and troubleshoot and repairboth major and minor mechanical systems in a timely manner.
• Address occupied apartment Maintenance requests within 24 hours to enhance resident satisfaction.
• Prepare market-ready apartments within a 5-day timeline fornormal turnovers and a 10-day timeline for upgrades.
• Document the status of Maintenance requests and completechecklists accurately.
• May supervise, train, and motivate one additional staff member.
• Perform work tasks safely and efficiently, adhering to companysafety standards and reporting potential hazards.
• Participate in preventive maintenance programs and ongoingrepairs of all mechanical systems on the property.
• Assist in implementing emergency plans for the property andhelp train staff for emergency operations.
• Perform grounds and housekeeping responsibilities asneeded, not exceeding 50% of available work time.
• Be available for weekend work and emergency Maintenance calls asrequired.
• Perform other duties as required.
