Overview
Edgewood Properties is a real estate development and property management company with corporate headquarters in New Jersey. The company plans growth across the nation, with an apartment portfolio that is currently 6,000+ units and expected to double in the next couple of years and rise to over 12,000 units in five years. We are seeking a Maintenance Tech III for our multi-family portfolio, with 3+ years of industry experience. This is a full-time role at Gabrielle Run in Toms River, NJ, and may include work at The Pointe at Neptune in Neptune, NJ as needed.
Responsibilities
- Execute maintenance, diagnose problems, and perform repairs to maintain physical condition of the community according to operating and safety standards; ensure service requests, repairs, and turns are completed in a timely manner.
- Direct reporting to Sr. Maintenance Manager / Maintenance Manager / Maintenance Supervisor.
- Supervise: No direct reports; may assist in supervising Maintenance Technicians I and II with scheduling and training responsibilities.
- Oversee maintenance staff when Maintenance Manager/Supervisor is not on site.
- Perform tasks required of Tech I & II and complete assigned service requests and repairs per company standards.
- Assist with organizing and prioritizing service requests and general maintenance tasks.
- Ensure vacant apartment homes are rent-ready in a timely manner; perform turnkey work as required.
- Assist in preparing staff work, preventive maintenance schedules, maintenance budgets, and maintaining inventory of supplies and tools.
- Inspect community grounds and buildings daily to identify maintenance needs.
- Maintain customer service standards; respond to resident requests and work with residents to resolve issues, following up to ensure resolution.
- Apply applicable policies and procedures, promote safe work practices, and ensure compliance with federal, state, and local laws, including Fair Housing regulations.
Essential Job Functions
- Directly oversee staff and hold Master License in HVAC, High Pressure Boiler Systems, and Master Plumbing License.
- HVAC: maintain/diagnose/repair/replace residential and commercial systems.
- Plumbing: maintain/diagnose/repair/replace fixtures, supply & drain lines; replace water heaters.
- Electrical: maintain/diagnose/repair/replace fixtures, receptacles, switches, devices, wiring, and low voltage systems.
- Appliances: maintain/diagnose/repair/replace household appliances.
- Carpentry: maintain/repair/replace cabinetry, doors, molding, framing, flooring, tile.
- Drywall/Plaster: repair/replace drywall and sand to paintable finish.
- Painting: apply finishes to wood/drywall/metal/masonry.
- Building Envelope: maintain/repair/replace roofs (rubber & shingle), gutters, drainage systems, soffits, fascia, windows, doors, cladding.
- Building Systems: diagnose basic issues with pools/spas, elevators, fire detection & protection systems.
- Computer Skills: high competency in Real Page, Excel, Word, Outlook, internet.
- Blueprints: read and understand blueprints.
- Oversee maintenance staff when Manager/Supervisor is not on site.
- Able to perform all tasks required of Tech 1 & Tech 2.
- Complete assigned service requests and repairs in a timely manner.
- Assist with organizing and prioritizing service requests and general maintenance tasks.

Non-Essential Job Functions
- All other tasks or duties as assigned by the supervisor.
- May assist in supervising the work of other associates or outside contractors.
- Maintain professional appearance including adherence to dress code as required.
- Model and demonstrate the Maintenance Management Core Competencies.
Other
- Participate in the Emergency On-Call rotation for the property.
- Live within 45 minutes’ drive of the community.
- Schedule will be based on business needs and is subject to change at any time.
- May be asked to perform the work of a Maintenance Technician I / II.
- Education: High School diploma or equivalent (GED) preferred.
- Real Page / other program experience: 5 years.
Skills
- Ability to read and write English with clear and concise written and verbal communication; ability to read maintenance tickets and labels on cleaning and chemical supplies.
- Basic arithmetic skills for measurements, estimating, and percentage calculations.
- Ability to operate general office equipment as needed.
- Proficiency with general maintenance tools and equipment (hand tools, power washing, ladders, etc.).
- Ability to handle and use chemicals and cleaning supplies.
- Physical ability to transport up to 60 pounds and access restricted spaces or heights (8-9 feet).
- Ability to operate motorized vehicles (car, truck, van, golf cart).
- Physical stamina for standing, walking, bending, kneeling, and climbing stairs or ladders.
Licenses/Certifications
- Valid driver’s license and automobile insurance.
- EPA Technician Certification (Type I and Type II).
- Valid asbestos abatement certification (where applicable).
- Other licenses and certifications as required by jurisdiction.
- Lift certification within 6 months of hire date.
