Position Overview
We are currently seeking a Maintenance Tech III for our multi‑family portfolio of properties, with 3+ years of industry experience. This position will be full‑time at Brookside , l located in Somerville, NJ. Responsibilities include executing maintenance, diagnosing problems, and making repairs to maintain the physical condition of the community according to operating and safety standards and to ensure that service requests, repairs, and turns are made in a timely manner.

No direct reports; may assist in supervising Maintenance Technicians I and II with responsibility for scheduling, work assignments, training, etc.

Essential Job Functions
- Directly oversee staff and hold a Master License in HVAC, High Pressure Seal – Boilers, and Masters Plumbing License.
- Maintain, diagnose, repair, and replace residential and commercial HVAC systems.
- Maintain, diagnose, repair, and replace plumbing fixtures and supply & drain lines, replace water heaters.
- Maintain, diagnose, repair, and replace electrical fixtures, receptacles, switches, devices, wiring, and low‑voltage systems.
- Maintain, diagnose, repair, and replace household appliances.
- Maintain, repair, and replace cabinetry, doors, molding, framing, flooring, and tile.
- Repair and replace drywall and plaster, sanding to a paintable finish.
- Apply finishes to wood, drywall, metal, and masonry.
- Maintain, repair, and replace roofs (rubber & shingle), gutters and drainage systems, soffits, fascia, windows, doors, and cladding.
- Maintain and diagnose basic issues with pools/spas, elevators, and fire detection & protection systems.
- Demonstrate high competency in Real Page, Excel, Word, Outlook, and internet.
- Read and understand blueprints.
- Oversee maintenance staff in the absence of the Maintenance Manager or Supervisor.
- Perform all tasks required of Tech I & Tech II.
- Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
- Assist with organizing and prioritizing service requests and general maintenance tasks.
- Ensure vacant apartment homes are rent‑ready in a timely manner; perform turnkey work as required.
- Assist in preparing staff work and preventive maintenance schedules, maintenance budgets, and maintaining an inventory of supplies and tools.
- Inspect community grounds and buildings daily to identify maintenance needs.
- Maintain company customer service standards, respond to resident requests, and work with residents to minimize/resolve problems and complaints.
- Apply all applicable EP policies and procedures, including company operating and safety standards, and train and promote safe work practices among on‑site staff.
- Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations.

- May assist in supervising the work of other associates and/or outside contractors.
- Must maintain professional appearance, including adherence to dress code as required.
- Possess the ability to model and demonstrate the behaviors listed on the Maintenance Management Core Competencies.
Other
- Participate in the Emergency On‑Call rotation for the property.
- Live within 45 minutes’ drive of the community.
- Schedule will be based on business needs and is subject to change at any time.
- May be asked to perform the work of a Maintenance Technician I / II.
- Education: High School diploma or equivalent (GED) preferred.
- Real Page / other program experience: 5 years.
Skills
- Ability to read and write English, respond to maintenance tickets, read labels on containers of cleaning and chemical supplies.
- Basic arithmetic skills: measurement, addition, subtraction, multiplication, division, and basic calculations.
- Occasional operation of general office equipment (personal computer, telephone, photocopying machine, facsimile machine, postage machine).
- Frequent use of general maintenance tools, supplies, and equipment such as hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
- Frequent handling and use of chemicals and general cleaning supplies.
- Transportation of up to 60 pounds, mobility and flexibility to use required equipment, and access work in restricted spaces or at heights in excess of 8–9 feet.
- Operation of motorized vehicles such as a car, truck, van, or golf cart.
- Standing, walking, stooping, kneeling, crouching, crawling, and climbing stairs or ladders.
Licenses & Certifications
- Valid driver’s license and automobile insurance.
- Certification as a Type I and Type II technician from an EPA‑approved technician certification program.
- Valid asbestos abatement certification (where applicable).
- Other licenses and certifications as required by the community, state, or local jurisdictions.
- Lift certification within 6 months of hire date.
