Job summary

Gulf Coast Housing Partnership, Inc. is seeking a Maintenance Tech II to support apartment complexes. You will assist in maintaining building systems, perform minor electrical, carpentry, plumbing and appliance repairs, and help manage routine preventive maintenance.

The role requires a high school diploma or GED and at least six months of related experience. You must be able to work outdoors/indoors, lift and move equipment, and participate in on‑call rotations as needed.

Qualifications

  • Education: High school diploma or GED equivalency.
  • Experience: at least six months in maintenance or similar function.
  • Experience with HVAC, electrical, plumbing, and basic repair work.

Responsibilities

  • Repair minor electrical problems (switches, receptacles, fixtures) and 110-220V issues.
  • Do minor carpentry, drywall, flooring, and cabinet repairs.
  • Troubleshoot and fix minor appliance problems.
  • Monitor maintenance supplies; place replacement orders.
  • Perform routine maintenance on vacant and occupied units; assist with painting.
  • Implement routine maintenance across systems and inspect for safety hazards.
  • Respond to resident work orders and service requests; travel for supplies.
  • Share on‑call duty with team; other duties as assigned.

POSITION TITLE: Maintenance Tech II

MANAGER: Property Manager

GENERAL DESCRIPTION: Assist in maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.

Qualifications

Education: High school graduate or GED equivalency

Experience
  • Minimum six months work experience or similar function
  • Experience working with equipment, machinery and building systems (including HVAC, electrical, plumbing) and must have the ability to perform minor repair work on such systems

Essential Job Functions/Responsibilities
  • Repair minor electrical problems (i.e. change out switches, receptacles and fixtures) and high voltage problems (110-220 volts)
  • Provide minor carpentry and sheet rock repairs, patch holes in sheet rock/drywall, repair sub floors, repair cabinets, repair minor plumbing problems
  • Troubleshoot, diagnose and correct minor appliance failures (i.e. change our or repair dishwater motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
  • Assist in monitoring inventory of maintenance and cleaning supplies and accurate replacement orders
  • Perform necessary repairs and preventive maintenance on vacant units, assist as assigned in painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
  • implement a routine maintenance schedule on all systems
  • Continuously inspect property for safety hazards and correct immediately and/or advise supervisor of necessary action
  • Perform all duties necessary for the completion of resident work orders and requests for service
  • Travel to suppliers to pick up parcels and supplies as directed
  • Incorporate customer service in the performance of all job duties
  • Shares on-call duty with Maintenance Technician I
  • Other duties as assigned by Manager.

$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
