Job summary

Gulf Coast Housing Partnership, Inc. is seeking a Maintenance Tech I responsible for overseeing the physical maintenance and repair of apartment buildings. This includes tackling tasks like electrical, plumbing, and carpentry repairs, ensuring the safety of the complex, and managing work orders.

The ideal candidate will have at least three years of hands-on experience in maintenance, a high school diploma or GED, and be knowledgeable in HVAC systems and the safe use of tools. A tool allowance of $500 is offered as part of the role.

POSITION TITLE: Maintenance Tech I MANAGER: Property Manager

GENERAL DESCRIPTION: Principally responsible for maintaining the physical maintenance and general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.

Qualifications

Education: High school graduate or GED equivalency. Appropriate EPA certification is required.

Experience

• Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar function
• Possess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems.
• Minimum three years experience in supervising a maintenance team

Essential Job Functions/Responsibilities

• Repair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)
• Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, repair minor plumbing problems
• Troubleshoot, diagnose, and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
• Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement orders
• Perform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
• Implement a routine preventive maintenance schedule on all systems
• Continuously inspect the property for safety hazards and correct immediately and/or advise the supervisor of necessary action
• Perform all duties necessary for the completion of resident work orders and requests for service
• Travel to suppliers to pick up parcels and supplies as directed
• Incorporate customer service in the performance of all job duties
• Other duties as assigned

$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
