Job summary

Gulf Coast Housing Partnership, Inc. is seeking a Maintenance Tech I to manage upkeep and repairs within our apartment community in New Orleans. The role covers HVAC, electrical, plumbing, carpentry, and general maintenance tasks to preserve building systems and interiors.

The candidate should have a high school diploma or GED, EPA certification, and at least three years of maintenance and supervisory experience. On-site work, on-call duty, and a tool allowance are included.

Qualifications

  • High school diploma or GED required; EPA certification required.
  • Minimum three years of maintenance/repair experience.
  • Minimum three years supervisory experience.
  • Knowledge of HVAC, electrical and plumbing systems; able to perform minor repairs.

Responsibilities

  • Repair electrical problems (switches, outlets, fixtures) and high voltage (110–220V).
  • Perform carpentry, sheetrock, patching, subfloor and cabinet repairs; minor plumbing.
  • Troubleshoot and fix appliance failures (dishwasher, disposals, ice maker, etc.).
  • Monitor inventory and arrange replacements; keep supplies stocked.
  • Make-ready maintenance on vacant units and assist with painting.
  • Implement routine preventive maintenance on all systems.
  • Inspect property for safety hazards and address issues; escalate when needed.
  • Process resident work orders and service requests; coordinate with vendors.
  • Travel between sites to collect parcels and supplies; provide customer service.
  • On-call rotation for emergencies; operate with dependable transportation.

POSITION TITLE: Maintenance Tech I MANAGER: Property Manager

GENERAL DESCRIPTION: Principally responsible for Maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.

Qualifications

Education: High school graduate or GED equivalency. Appropriate EPA certification is required.

Experience
  • Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar function
  • Possess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems.
  • Minimum three years experience in supervising a maintenance team

Essential Job Functions/Responsibilities
  • Repair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)
  • Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, repair minor plumbing problems
  • Troubleshoot, diagnose, and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
  • Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement orders
  • Perform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
  • Implement a routine preventive maintenance schedule on all systems
  • Continuously inspect the property for safety hazards and correct immediately and/or advise the supervisor of necessary action
  • Perform all duties necessary for the completion of resident work orders and requests for service
  • Travel to suppliers to pick up parcels and supplies as directed
  • Incorporate customer service in the performance of all job duties
  • Other duties as assigned

$500 Tool Allowance - The tool allowance is paid in quarterly increments of $125.00.
