Job summary

Amurcon is seeking a Maintenance Tech Il to assist the Property Manager in all areas required for the maintenance of the physical plant. The role involves performing routine upkeep, electrical and plumbing work, carpentry, painting, custodial tasks, and grounds maintenance to ensure a safe, well‑functioning property.

Responsibilities include supervising staff and contractors, maintaining records, assisting with budget preparation, and responding to emergencies on evenings, weekends, and holidays

Responsibilities

  • Assist in hire and termination of all employees in accordance with the company's policy and under the direction of the Property Manager.
  • Adhere to all company personnel directives as per the manual of operations and the employee handbook.
  • Address all resident issue with the property manager
  • Supervise outside contractors working on the property.
  • Be able to adapt to changes, delays, and unexpected events.
  • Make routine suggestion for improvements on the property or policy.
  • Obtain training on all computer software to proficient in the functions of same.
  • Supervise maintenance staff.
  • Respond to emergency situation on the property (daily, nights, weekends, holidays) Report accidents and emergency situation to the Property Manager immediately. Assist in maintaining a safe work environment
  • Participate in all maintenance projects.
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders.
  • Have constant knowledge regarding contracts and suppliers, their services and goods.
  • Control maintenance expenditures within budgetary guidelines.
  • Order parts as approved by Property Manager.
  • Assist in preparation of annual budget.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work, such as clearing stoppages, replacing fittings, etc. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Paint interior and exterior.
  • Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
  • Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas.
  • Assist in grounds work when necessary.
  • Repair concrete, masonry, roof, fencing, when required.
  • Perform limited extermination services, when required.
  • Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
  • Be responsible for stock control and utilization of maintenance materials.
  • Schedule subordinates maintenance personnel and work order requests, adhering to maintenance priorities.
  • Be responsible for the refurbishing of apartments prior to resident occupancy. Refurbish vacancies within five working days. Minimize turn‑around time on vacated units.
  • Perform scheduled maintenance on all equipment based on the manufacturers' recommendation and operating manuals.
  • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
  • Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoff, and sewer clean-outs and post map of it.
  • Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
  • Assist in apartment check‑in and checkout inspections.
  • Maintain curb appeal. This includes maintaining both the condition and appearance of the property. Daily pick-up of trash on the property.
  • Handle resident service requests within 24 hours.
  • Maintain all sidewalks and steps to be free of snow and ice. (After hours required) To maintain safe ingress and egress for all residents.
  • Able to work in all temperatures and weather conditions.
  • Knowledge and use of Safety Equipment.
  • Able to lift 50 lbs. alone, 100 lbs. with assistance on a regular basis.
  • Must be able work on‑call nights, weekend and holidays.
  • Occasional travel for training and meetings
  • Valid driver's license and reliable transportation.
  • Knowledge and understanding of company policy and applicable governing law- Confidentiality, Fair Housing, Virginia Landlord Tenant Act. , ADA, OSHA etc. This job description is not intended to be all‑inclusive.
