Job summary

Level 10 Management LLC is seeking a Maintenance Tech II for full-time work in Minneapolis, MN. The role covers appliance installation, HVAC, electrical work, and general repairs across apartment communities. You will drive to a limited set of properties and mileage is reimbursed.

Ideal candidates are hands-on, with a customer-service mindset, able to work independently or in a team, and ready to handle multiple maintenance projects while meeting safety standards.

Qualifications

• Minimum 1-3 years' experience preferred.
• Ability to act independently and make decisions.
• Strong verbal and written communication skills.
• Able to multi-task and manage several projects and excel under tight deadlines.
• HVAC and EPA licenses preferred.
• Able to communicate effectively with residents, team members, and vendors.
• Prior plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferred.
• Computer knowledge MS Word, Excel, and Outlook.
• Able to lift 50lbs or more.
• High school diploma required.

Responsibilities

• Demonstrate quality customer service at all times.
• Maintain a positive attitude and work ethic to keep the atmosphere friendly and productive.
• Assist Property Manager/Portfolio Manager with policies, standards, procedures, and programs for maintenance.
• Initiate, perform and oversee maintenance projects.
• Perform repairs per resident requests in a timely manner.
• Respond to problems and find solutions for repairs on premises (appliances, HVAC, electrical).
• Coordinate and assist with apartment turnovers meeting Level 10 standards.
• Assist with maintaining common areas (indoor/outdoor).
• Follow Preventive Maintenance Program with biannual inspections of each apartment.
• Develop and maintain relationships with vendors; negotiate pricing and process invoices.
• Ensure compliance with safety rules at all times.
• Maintain equipment and keep inventory levels adequate.
• Comply with Federal and Local Fair Housing regulations and ordinances.

In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage.

We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

RESPONSIBILITIES:

• Assists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property
• Initiates,performsand oversees maintenance projects
• Performs repairs according to requests received from residents ina timelyand satisfactory manner
• Responds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.ina timelymanner.
• Coordinates andassistswith apartment turnovers that meet Level 10 standards
• Assistswith maintenance ofcommon areas(indoor and outdoor) as needed
• Follows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance ofcommon areasper schedule
• Develops andmaintainsrelationships with vendors, negotiates pricing and processes invoices
• Ensures compliance with all company, local,stateand federal safety rules
• Maintains and cares for equipment as may be necessary for its continuous operation
• Maintains an adequate inventory supply level while ensuring service shop is clean and organized
• Complies withall Federal and Local Fair Housing regulations and ordinances
• Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
• Work with the service team to ensure the premises are presentable and safe for operations
