Job summary

PrimeSites is seeking an experienced Maintenance Technician II to join our growing team. This position maintains the physical condition, safety, and appearance of our apartment communities while delivering exceptional customer service to residents.

This role is not entry-level; the Technician II is expected to diagnose, troubleshoot, and complete a wide range of repairs independently while upholding high standards of quality, safety, and resident service.

Qualifications

• 3–5 years of multifamily or related maintenance experience.
• EPA Section 608 HVAC Certification required.
• Experience diagnosing HVAC systems.
• Experience repairing residential appliances.
• Valid driver's license with a clean record.
• Ability to lift 75 pounds and perform physical tasks.
• Criminal background check completion.
• Three professional references required.

Responsibilities

• Complete service requests and work orders in a timely, professional manner.
• Prepare apartments for new residents, including repairs and inspections to meet standards.
• Diagnose and repair HVAC systems, appliances, plumbing fixtures, electrical components, and building systems.
• Perform preventative maintenance to minimize failures and extend asset life.
• Respond to resident maintenance requests with excellent customer service.
• Identify and report deficiencies, safety hazards, and capital needs.
• Participate in on‑call rotation and after‑hours emergencies as required.
• Maintain records of completed work orders and maintenance activities.
• Ensure company vehicles, tools, and equipment are safe and organized.
• Assist with snow removal as needed.

This is not an entry-level maintenance position. The Maintenance Technician II is expected to independently diagnose, troubleshoot, and complete a wide range of repairs while maintaining high standards of quality, safety, and resident service.

Key Responsibilities

• Complete service requests and work orders in a timely, professional manner.
• Prepare apartments for new residents, including all repairs, maintenance, and quality inspections necessary to meet company standards.
• Diagnose and repair HVAC systems, appliances, plumbing fixtures, electrical components, and other building systems.
• Perform preventative maintenance to minimize equipment failures and extend asset life.
• Respond promptly to resident maintenance requests while providing excellent customer service.
• Identify and report property deficiencies, safety hazards, and capital improvement needs.
• Participate in an on‑call rotation and respond to after‑hours emergencies as required.
• Maintain accurate records of completed work orders and maintenance activities.
• Ensure company vehicles, tools, and equipment are maintained in a safe and organized condition.
• Assist with snow removal as needed.

Required Qualifications

• Minimum of 3-5 years of maintenance experience in multifamily housing, residential, commercial, or related maintenance fields.
• EPA Section 608 HVAC Certification required.
• Demonstrated experience diagnosing and repairing HVAC systems.
• Experience troubleshooting and repairing residential appliances, including refrigerators, ranges, dishwashers, and laundry equipment.
• Working knowledge of plumbing, electrical, drywall, painting, carpentry, and general building maintenance.
• Valid driver's license with a satisfactory driving record.
• Ability to work independently and manage multiple priorities.
• Tech knowledge
• Ability to lift up to 75 pounds and perform physical tasks including climbing ladders, kneeling, bending, and working in various weather conditions.
• Must provide three professional references.
• Successful completion of a criminal background check.
