Job summary

WareSpace is seeking a Maintenance Technician to support on-site property upkeep across our warehouse and industrial spaces in Texas. You will perform routine maintenance and light-to-moderate repairs, including doors, plumbing, painting, patching, and basic carpentry, plus assist with warehouse tasks like racking and dock care.

Ideal candidate has 2+ years of hands-on maintenance, basic HVAC/electrical/plumbing knowledge, and comfort with hand and power tools.

Qualifications

  • 2+ years of hands-on maintenance experience in commercial/industrial environments.
  • Experience with light plumbing, doors/locks, painting, patching, exterior upkeep, and basic building maintenance.
  • Basic knowledge of HVAC, electrical, and plumbing systems.
  • Comfortable using hand tools, power tools, ladders, and maintenance equipment.
  • Ability to troubleshoot problems and determine when outside vendor support is needed.
  • Strong attention to detail and pride in workmanship.
  • Ability to prioritize tasks, work independently, and follow through on maintenance requests.
  • Good communication skills and a service-oriented attitude.
  • Valid driver’s license and ability to travel locally between properties if needed.
  • Maintenance-related certifications such as OSHA, HVAC/EPA, electrical, or similar are a plus.

Responsibilities

  • Perform routine maintenance and light-to-moderate repairs throughout the property.
  • Handle general repair work including doors, locks, light plumbing, painting, patching, wall repairs, minor carpentry, and basic building upkeep.
  • Assist with warehouse-related maintenance tasks, including racking installation, racking adjustments, pallet breakdown, and package or site support as needed.
  • Complete exterior maintenance tasks such as trash pickup, power washing, curb painting, window washing, mowing, roof/gutter cleaning, and general grounds upkeep.
  • Troubleshoot basic facility issues and complete repairs within skill level.
  • Ensure all maintenance work is completed safely, neatly, and to company standards.
  • Maintain common areas, loading areas, docks, access points, exterior grounds, and building entrances.
  • Keep inspection checklists, maintenance logs, and repair documentation updated.
  • Report urgent maintenance issues, safety concerns, or larger building system problems to leadership.
  • Maintain a safe, clean, and organized property environment.
  • Identify and report hazards or building risks promptly.
  • Support the General Manager with maintenance-related tenant needs.
  • Communicate professionally with team members, vendors, and tenants regarding maintenance work or service interruptions.
  • Respond to urgent facility issues when needed.

Maintenance Technician – Operations Division

Summary

The Maintenance Technician is responsible for the hands-on upkeep, repair, and general maintenance of WareSpace properties. This role focuses on keeping the building clean, safe, functional, and tenant-ready through preventive maintenance, routine inspections, light repairs, exterior upkeep, and day-to-day facility support. This is a highly hands-on position. The Maintenance Technician will complete repairs directly whenever possible and help coordinate outside vendors for larger or specialized work, such as HVAC, roofing, major plumbing, electrical, or other items outside of in-house capabilities. This role plays an important part in maintaining a positive tenant experience by resolving issues quickly, minimizing disruptions, and keeping the property in strong condition.


Essential Functions

Hands-On Maintenance & Repairs


  • Perform routine maintenance and light-to-moderate repairs throughout the property

  • Handle general repair work including doors, locks, light plumbing, painting, patching, wall repairs, minor carpentry, and basic building upkeep

  • Assist with warehouse-related maintenance tasks, including racking installation, racking adjustments, pallet breakdown, and package or site support as needed

  • Complete exterior maintenance tasks such as trash pickup, power washing, curb painting, window washing, mowing, roof/gutter cleaning, and general grounds upkeep

  • Troubleshoot basic facility issues and complete repairs within skill level

Preventive Maintenance & Inspections


  • Complete regular property walks and inspections to identify maintenance needs, safety concerns, or deferred repairs

  • Perform preventive maintenance tasks to help avoid larger building issues

  • Maintain common areas, loading areas, docks, access points, exterior grounds, and building entrances

  • Keep inspection checklists, maintenance logs, and repair documentation updated

  • Report urgent maintenance issues, safety concerns, or larger building system problems to leadership


Vendor Support & Coordination


  • Assist with coordinating outside vendors for repairs outside of in-house capability

  • Help gather quotes or bids when needed

  • Coordinate vendor access and scheduling with the General Manager

  • Monitor vendor work onsite and communicate updates as needed

  • Confirm completed work meets expectations and provide photos, invoices, or closeout documentation when needed


Safety & Property Support


  • Maintain a safe, clean, and organized property environment

  • Identify and report hazards or building risks promptly

  • Support the General Manager with maintenance-related tenant needs

  • Communicate professionally with team members, vendors, and tenants regarding maintenance work or service interruptions

  • Respond to urgent facility issues when needed


Qualifications

  • Comfortable using hand tools, power tools, ladders, and maintenance equipment

  • Ability to prioritize tasks, work independently, and follow through on maintenance requests

  • May require occasional after-hours or on-call response for urgent facility issues
