DePaul Apple Blossom Apartments is seeking a skilled maintenance professional for a hands-on Maintenance Tech role. The position supports building and grounds upkeep, with a focus on safety, cost awareness, and resident service.

The role operates 8am-4:30pm with some on-call responsibilities, and travel to scattered sites using a personal vehicle may be required. Compensation ranges from $27 to $28.20 per hour, based on experience and qualifications.

Qualifications

• Three years of hands-on maintenance in a large facility including electrical, carpentry, painting, plumbing.
• Ability to read and interpret safety rules, operating and maintenance instructions.
• Willingness to travel to scattered sites; use of personal vehicle may be required.
• Prior supervisory experience preferred.

Responsibilities

• Perform repairs on building, equipment, and machinery and notify the Program Director of major problems.
• Repair lights, plumbing, windows, and perform simple carpentry as needed.
• Coordinate work orders with the Director to meet program deadlines and priorities.
• Oversee preventative maintenance contracts for generator, fire extinguishers, sprinkler and HVAC systems.
• Maintain cleanliness and safety across the property and assist with on-call emergencies.

Overview

The DePaul Apple Blossom Apartments are looking for a skilled maintenance professional to join our team!This is a “working hands-on” Maintenance Tech position. Under the direction of the Sr. Director, this position is responsible for providing hands‑on maintenance and upkeep to buildings and grounds as well as physically completing duties and coordinating the preventative, ongoing and emergency activities of the department. This includes the ability to lead by example, multi‑task, provide excellent customer service experiences, troubleshoot and problem solve, as well as to be cost mindful.

Responsibilities

• Respects and maintains resident confidentiality and demonstrates a caring, positive attitude toward all residents (as per respect policy), staff and guests.
• Makes repairs of the building, equipment, and machinery as needed within his / her capability and notifies the Program Director of any major problems or concerns.
• Repairs lights, plumbing, windows, and screens, and performs simple carpentry when needed.
• Performs interior and exterior painting as needed; obtains bids for larger projects.
• Coordinates work orders with the Director or designee to ensure that deadlines and priorities of the program are met.
• Under the direction of the Program Director, oversees the contracts for the preventative maintenance of the following: generator, fire extinguishers and ansul system, sprinkler system, fire alarm, elevator, HVAC system (boiler, roof top units, air conditioner heater unit), water treatment and pest control.
• Ensures that resident’s rooms are prepared for new admissions, which may include maintenance of the room itself and the moving of the furniture and equipment as required.
• Gathers price estimates for major repair work and reviews them with the Director.
• Maintains ongoing contact and monitoring of the lawn care and snow removal companies. Also ensures that walkways and exits are shoveled and salted as needed.
• Works with the Director to ensure that all OMH/HCR, and other funders physical plant issues are successfully addressed according to DePaul’s Physical Plant Standards.
• Assumes on call responsibility during physical plant emergencies.
• Ensures all property outside of the building is properly maintained and cleaned as needed. This includes the picking up of any trash, cigarette butts or any other debris on the property.
• Participates in staff meetings and in-services.
• Works independently and with other maintenance staff to ensure that deadlines and priorities of the agency are met.
• Follows all safety rules and regulations for self, residents, and staff.
• Schedules, implements, and tracks monthly fire drills as per OMH regulations as directed.
• Completes monthly inspections of all fire safety equipment according to OMH / Quality Management guidelines.
• Maintains tracking systems for each service and site. Coordinates scheduling of services and required follow-ups with site staff where applicable.
• Assigns / ensures staff coverage for routing duties and coverage for site specific needs.
• Completes purchasing card expense reports, papersave system approval, timecard approvals, gas receipts, permits, and required paperwork for the maintenance department in compliance with agency policies and approval limits.
• Establish and maintain relationships with vendors and service providers in consultation with Director of Project Management.
• Establish and complete periodic site inspections to maintain DePaul standards and ensure compliance with funding and regulatory bodies.
• Monitor contracts for compliance with terms and communicates any concerns.
• Participates in regular rounds to ensure property upkeep, curb appeal and safety.
• Coordinates with other departments to ensure facility needs are adequately met and maintained including scheduled outages, notice of scheduled work, deliveries and other as needed.
• Works with the Director of Project Management to identify maintenance needs current, short term and long term.
• Ensures service is courteous, professional, and timely as part of the team.
• Performs any other duties necessary for the effective operation of the programs.

Qualifications

• High School Diploma or GED required.
• Trade or industrial arts coursework preferred.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals required.
• At least three years of work experience in providing hands on maintenance in a large facility to include electrical, carpentry, painting, plumbing, and minor repair work.
• Prior supervisory experience preferred.
• Travel to scattered sites is required. The use of one’s personal vehicle may also be required.
