Job summary

Redwood Communities, Inc. in Columbus, OH is seeking a Maintenance Supervisor to oversee maintenance operations across multifamily properties.

You will lead on-site technicians, prioritize service requests, perform repairs, and ensure safety and quality standards are met. The role is full-time, Monday–Friday 8am–5pm, with strong benefits and a focus on proactive preventive maintenance and timely unit turnovers.

Qualifications

  • 5 years experience as a maintenance supervisor.
  • High energy team player that can work proactively with limited supervision.
  • Valid driver\'s license and insurance.
  • On-call flexibility.
  • Background check clearance.
  • Must be legally qualified to work in the U.S. (I-9).

Responsibilities

  • Provide direction and support to on-site maintenance technicians, ensuring work is completed efficiently and to company standards.
  • Receive, prioritize, and complete maintenance requests for apartments, common areas, and building exteriors.
  • Conduct daily property walks with technicians to identify repair needs, safety concerns, and opportunities for improvement.
  • Enter, review, and schedule work orders for timely completion.
  • Perform or oversee repairs: painting, drywall, electrical, plumbing, furniture moves, pest-control support.
  • Collaborate with Community Manager to turnover units within 14 days.
  • Develop and implement preventive maintenance programs to reduce downtime.
  • Monitor operation of building systems to ensure safety and compliance.

About the Position

The Maintenance Supervisor is responsible for overseeing and performing maintenance operations to ensure that all properties are safe, functional, and well-maintained. This role provides hands-on support and leadership to maintenance technicians while ensuring timely completion of service requests and adherence to quality standards.

Schedule: Monday-Friday 8am-5pm

Pay Details: $25-27hr

Essential Duties and Responsibilities
  • Team Leadership: Provide direction and support to on-site maintenance technicians, ensuring work is completed efficiently and in accordance with company standards.
  • Maintenance Operations: Receive, prioritize, and complete maintenance requests for apartment units, common areas, and building exteriors.
  • Property Inspections: Conduct daily property walks with maintenance technicians to identify repair needs, safety concerns, and opportunities for improvement.
  • Work Order Management: Enter, review, and schedule work orders to ensure timely and accurate completion of tasks.
  • Repairs and Upkeep: Perform or oversee a variety of repairs, including interior and exterior painting, drywall, electrical, minor appliance and plumbing repairs, furniture moving, and pest control assistance.
  • Unit Turnovers: Collaborate with the Community Manager to ensure all vacant units are prepared and ready for occupancy within established timelines (typically 14 days).
  • Preventive Maintenance: Develop and implement preventive maintenance programs for equipment, systems, and building infrastructure to minimize downtime and extend asset life.
  • System Oversight: Understand and monitor the operation of fire control, water, and other building systems, ensuring proper functionality and compliance with safety standards.
  • Grounds and Janitorial Care: Maintain the cleanliness and curb appeal of the property through regular groundskeeping and interior/exterior janitorial duties.
  • Procurement: Purchase supplies, equipment, and contracted services as needed to support routine maintenance activities and ensure cost-effective operations.
Qualifications
  • 5 years experience as a maintenance supervisor.

  • Successful completion of background check.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
