Job summary

Redwood Communities is seeking a Maintenance Supervisor in Seattle to oversee on-site maintenance teams and manage day-to-day operations for multi-site properties. You will ensure safety, quality, and timely completion of all service requests while maintaining buildings to high standards.

Qualifications

• Minimum 5 years experience as a maintenance supervisor.
• Proactive, high-energy team player able to work with limited supervision.
• Valid driver's license and insurance.
• On-call flexibility.
• Successful completion of background check.
• Authorized to work in the U.S. per I-9.

Responsibilities

• Lead on-site maintenance technicians and ensure work is completed efficiently and in accordance with company standards.
• Receive, prioritize, and complete maintenance requests for apartments, common areas, and exteriors.
• Conduct daily property walks with technicians to identify repairs and safety concerns.
• Enter, review, and schedule work orders for timely completion.
• Perform repairs including painting, drywall, electrical, plumbing, and misc. tasks.
• Coordinate unit turnovers to prepare vacant units within established timelines.
• Develop and implement preventive maintenance programs to extend asset life.
• Monitor building systems and ensure safety and compliance.
• Maintain grounds and janitorial duties for curb appeal.
• Procure supplies and services to support routine maintenance activities.

About the Position

The Maintenance Supervisor is responsible for overseeing and performing maintenance operations to ensure that all properties are safe, functional, and well‑maintained. This role provides hands‑on support and leadership to maintenance technicians while ensuring timely completion of service requests and adherence to quality standards.

Essential Duties and Responsibilities

• Team Leadership: Provide direction and support to on‑site maintenance technicians, ensuring work is completed efficiently and in accordance with company standards.
• Maintenance Operations: Receive, prioritize, and complete maintenance requests for apartment units, common areas, and building exteriors.
• Property Inspections: Conduct daily property walks with maintenance technicians to identify repair needs, safety concerns, and opportunities for improvement.
• Work Order Management: Enter, review, and schedule work orders to ensure timely and accurate completion of tasks.
• Repairs and Upkeep: Perform or oversee a variety of repairs, including interior and exterior painting, drywall, electrical, minor appliance and plumbing repairs, furniture moving, and pest control assistance.
• Unit Turnovers: Collaborate with the Community Manager to ensure all vacant units are prepared and ready for occupancy within established timelines (typically 14 days).
• Preventive Maintenance: Develop and implement preventive maintenance programs for equipment, systems, and building infrastructure to minimize downtime and extend asset life.
• System Oversight: Understand and monitor the operation of fire control, water, and other building systems, ensuring proper functionality and compliance with safety standards.
• Grounds and Janitorial Care: Maintain the cleanliness and curb appeal of the property through regular groundskeeping and interior/exterior janitorial duties.
• Procurement: Purchase supplies, equipment, and contracted services as needed to support routine maintenance activities and ensure cost‑effective operations.

Qualifications

• 5 years experience as a maintenance supervisor.

• Valid driver’s license and insurance.

• Must be legally qualified to work in the U.S. meeting I-9 guidelines.
