Job summary

Ackermann Group is seeking a full-time Maintenance Supervisor for The Altura Apartments in Cincinnati, OH. You will collaborate with the Community Manager to oversee daily operations, maintenance of building and grounds, and ensure market readiness of units.

The ideal candidate has 3+ years of maintenance experience with supervisory responsibilities and required EPA Type I & II certification. You will manage budgets, inventory, and contractor services, leading a team with strong customer service.

Qualifications

• 3+ years of general maintenance with supervisory experience required.
• EPA Type I & II Certification required.
• Valid driver’s license with reliable transportation.
• High school diploma or equivalent.
• Availability to work full-time 8am-5pm with on-call rotation.
• Experience managing budgets and coordinating vendors.
• Experience with MS Outlook/Office.
• Ability to plan preventive maintenance and capital projects.

Responsibilities

• Oversee interior and exterior maintenance and grounds.
• Manage unit make-ready and vacant market readiness.
• Control maintenance supplies, inventory and budget.

What we’re looking for:

We are seeking a full-time Maintenance Supervisor to join team at the The Altura Apartments, a 201-unit community located in Cincinnati, OH. As a Maintenance Supervisor at Ackermann Group, you will be responsible for collaborating with the Community Manager to oversee all day-to-day needs of the community. The Maintenance Supervisor must possess adequate trade-related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the property. This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include:

• Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
• Ensuring unit make-ready schedule meets expectations.
• Ensuring vacant market readiness.
• Managing maintenance related supplies, inventory and budget.
• Snow removal.
• Responding to periodic after hours “emergency” maintenance requests.
• Ensuring timely completion of all service requests.
• Ensuring all community amenities are always market ready.
• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
• Negotiating rates and maintains positive relationships with local service providers and vendors.
• Participating in hiring process.
• Coordinating the execution of the property’s preventive maintenance plan.
• Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Directing routine meaningful meetings with team members.
• Taking responsibility for other work-related tasks as assigned by Community Manager.
• Participating in planning and execution of capital improvement projects.

The ideal Maintenance Supervisor will have:

• Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
• 3 or more years of related experience that demonstrates a broad knowledge of general maintenance – Supervisory experience is required.
• EPA Type I & II Certification required
• CPO and CAMT certifications preferred
• Aquatherm system experience preferred
• Experience with Microsoft Outlook and Office products
• Exceptional attention to detail
• A positive, team-oriented attitude
• A valid driver’s license with proof of insurance and reliable method of transportation
• High school diploma or equivalent
