Job summary

Roundhouse is seeking a proactive Property Maintenance Supervisor to lead our on-site maintenance team across our Montana properties. You will oversee technicians, manage budgets, and ensure safety, quality, and timely unit turns.

You bring a strong background in building systems, at least three years in maintenance with leadership experience, and the ability to partner with Community and Regional Managers to keep properties performing at high standards.

Qualifications

  • High school diploma or equivalent.
  • 3+ years property maintenance experience, including 2+ years in a supervisory or lead role.
  • Strong knowledge of building systems, safety standards, and preventive maintenance.
  • Experience in plumbing, electrical, HVAC, carpentry, and CPO systems.
  • Excellent organization, communication, and customer service skills; multitasking ability.
  • Proficiency in Microsoft Office and maintenance management software.
  • Valid driver's license and reliable transportation.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • The physical capacity to perform demanding maintenance tasks.

Responsibilities

  • Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments and training.
  • Build a culture of teamwork, accountability, and growth while upholding safety and performance.
  • Evaluate work quality and provide clear feedback to raise standards.
  • Oversee maintenance, repairs, and inspections for safety and compliance.
  • Run regular property, fire, pool, and annual inspections; address violations quickly.
  • Manage make-ready schedules, unit turns, and vendor coordination for timely moves.
  • Lead capital and renovation projects with the Facilities Manager within timelines and budgets.
  • Maintain vendor relationships and support CapEx planning.
  • Monitor budgets, approve purchases, and track inventory.
  • Keep accurate records of work orders, preventive maintenance, and training.
  • Coordinate with Community and Regional Managers on priorities and long-term plans.
  • Communicate progress and team performance regularly.
  • Take turns in after-hours emergency rotations and snow removal.

$29-$32/hour + commissions for renewals, vacancy-loss goals, and reputation score Monday-Friday 7am-4pm + on-call rotation as needed

What you'll own
  • Lead and develop your maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.

  • Oversee property maintenance, repairs, and inspections for safety, compliance, and operational excellence.
  • Run regular property, fire, pool, and annual inspections, resolving maintenance needs and code violations fast.
  • Keep work areas, equipment, and storage organized, and enforce OSHA and company safety requirements.
  • Manage make-ready schedules, unit turns, and vendor coordination for timely, high-quality move-ins.
  • Conduct move-out and pre-occupancy inspections to confirm every unit is ready.
  • Lead capital and renovation projects with the Facilities Manager, hitting timelines, budgets, and quality goals.
  • Own vendor relationships, collect and compare bids, and support CapEx planning and execution.
  • Monitor maintenance budgets, approve purchases, and manage inventory against property needs.
  • Keep accurate records for work orders, preventive maintenance, inspections, and training.
  • Partner with Community and Regional Managers on priorities, budgets, and long-term plans.
  • Communicate regularly on property condition, project progress, and team performance.
  • Take your turn in after-hours emergency rotations and pitch in on snow and ice removal.
