Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family community in Huntersville, NC. The role emphasizes leadership, safety, and cost-conscious management while coordinating with vendors and staff.

The ideal candidate has strong hands-on skills across electrical, plumbing, HVAC, and carpentry, plus experience in property management and budgeting. On-site work and occasional after-hours coverage are required.

Qualifications

• Minimum 5 years’ maintenance experience; property management experience preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding in electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication with management, partners, subordinates, vendors or residents.
• Expert skills with small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Basic computer skills (mobile device and PC).
• Valid driver’s license; on-call and off-hours overtime availability.

Responsibilities

• Ensure make-readies and maintenance projects meet quality standards.
• Maintain and update service requests using Yardi Mobile until closed.
• Troubleshoot and train maintenance staff on trades.
• Plan, schedule and supervise maintenance staff daily activities.
• Hire, train and develop maintenance staff; enforce safety policies.
• Communicate effectively within the team; motivate staff; convey expectations.
• Participate in department or regional meetings; lead safety and department meetings.
• Conduct regular safety inspections; train staff in chemical handling and safety.
• Coordinate with vendors and contractors for installations, maintenance and repairs.
• Apply preventive care and timely repairs to protect property assets.
• Maintain department budget; negotiate bids; inspect contractor work.
• Purchase and manage maintenance supplies; ensure inventory control.
