Job summary

Birchstone Residential invites an Assistant Service Manager to oversee daily maintenance at the community. You will execute preventative programs, inspect units, and support service technicians and porters to complete requests on time.

Responsibilities include coordinating make-readies, ensuring safety and code compliance, and assisting with capital improvements and vendor management. A strong background in HVAC, electrical, plumbing, and carpentry is preferred, with supervisory experience.

Qualifications

• High School Diploma or Equivalent is required.
• 2+ years work in maintenance with at least 1 year supervising service teams.
• Experience in multi-family property maintenance preferred.
• In-depth knowledge of drywall, electrical, carpentry, plumbing, HVAC, and lock changes.
• Capital improvement projects and remodeling experience preferred.

Responsibilities

• Execute and participate in Birchstone’s regular and preventative maintenance programs, standards, and initiatives.
• Assist the Service Manager in operations to ensure code compliance, gain efficiencies and reduce costs.
• Conduct frequent inspections of the property and units for adherence to safety standards and document action plans.
• Prepare community for 3rd party inspections and attend inspections.
• Manage service requests, readies, and daily meetings to ensure timely completion by staff.
• Organize and file reports and important documents promptly.
• Complete make-ready checklists and ensure 5 business day turnarounds.
• Complete repairs and improvements prior to resident move-in.
• Support cost-cutting through repairs rather than replacements when possible.
• Assist with grounds, common areas, and amenities maintenance.
• Change locks and ensure gates function properly.
• Maintain Safety Data Sheet manual and promote safety.
• Oversee tool, equipment, and supply inventory.
• Support capital projects and vendor coordination as needed.
• Attend regular team meetings and assist other maintenance staff.
