Summary

The Maintenance Supervisor is responsible for the day-to-day maintenance operations of an assigned property, ensuring that the physical aspects meet company standards and legal requirements. Responsibilities include quality control, purchasing, budgeting, risk management, and personnel administration.

Essential Duties and Responsibilities

1. Operate and ensure proper performance of HVAC, electrical, plumbing, carpentry, drywall, exterior structural elements, and appliances.
2. Develop and supervise the maintenance team, including planning work schedules, assigning tasks, monitoring progress, and evaluating performance.
3. Complete maintenance requests, adhering to emergency and privacy guidelines.
4. Inspect apartments before and after move-ins and move-outs, and after turnovers.
5. Perform regular property inspections to maintain cleanliness and identify issues.
6. Inspect buildings and grounds for safety and cleanliness, coordinating repairs as needed.
7. Negotiate and manage service and maintenance contracts, obtaining bids and overseeing contractor work.
8. Manage maintenance budget and control expenses.
9. Review and process invoices according to guidelines.
10. Communicate maintenance status and issues to the manager.
11. Ensure excellent customer service to tenants, promoting a quality living environment.
12. Manage building access systems.
13. Maintain a daily log of maintenance activities.
14. Implement and follow a comprehensive maintenance inspection and testing program.

Education and Experience

• High school diploma or equivalent.
• Valid driver’s license, reliable transportation, and automobile insurance.
• HVAC certification, EPA Type I and II certifications.
• CPO certification for swimming pools.
• At least three years of experience in property management maintenance or related trades.
