SUMMARY
The Maintenance Supervisor is responsible for the day-to-day maintenance operations of an assigned property, ensuring that the physical aspects meet the Company’s standards and legal requirements. Responsibilities include quality control, purchasing, supply management, budgeting, risk management, and personnel administration.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Operate and oversee HVAC, electrical, plumbing, carpentry, drywall, exterior structural work, and appliances.
  • Develop and supervise maintenance team activities, including scheduling, task delegation, progress monitoring, and performance appraisal.
  • Complete maintenance requests from leasing staff, adhering to emergency and privacy guidelines.
  • Inspect apartments before and after move-ins, move-outs, and turnovers.
  • Perform regular property inspections to maintain cleanliness and identify issues.
  • Ensure safety and cleanliness through building and grounds inspections; coordinate repairs as needed.
  • Negotiate and manage service and maintenance contracts for cost-effectiveness and quality, including obtaining bids and overseeing contractor work.
  • Prepare and monitor maintenance budgets, ensuring expenses are controlled.
  • Review and process invoices in accordance with guidelines.
  • Communicate maintenance status and issues to management.
  • Provide excellent customer service to tenants, fostering a positive living environment.
  • Manage building access systems.
  • Maintain a daily log of maintenance activities.
  • Implement and follow a comprehensive maintenance schedule for equipment inspection, testing, lubrication, and adjustments.
EDUCATION and EXPERIENCE
  • High school diploma or equivalent.
  • Valid driver’s license, automobile insurance, and reliable transportation.
  • HVAC certification required, EPA Type I and II certifications mandatory.
  • CPO certification required for swimming pool maintenance.
  • Minimum of three (3) years' experience in property management maintenance or related trades.
