JOB DESCRIPTION SUMMARY

This role is responsible for overseeing and performing technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.

Key Responsibilities
  1. Assist with and complete work orders from resident requests, diagnosing issues and making repairs following safety standards and codes.
  2. Manage the 'make-ready' process to prepare vacant units for leasing, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, and interiors to reflect high community quality.
  4. Inspect work by team members and contractors to ensure quality and adherence to standards.
  5. Maintain inventory of parts and materials, and work with the Community Manager on supplies and budget.
  6. Perform preventive maintenance as per policies.
  7. Assist in developing budgets for repairs, maintenance, and capital projects.
  8. Support cost-control initiatives by repairing rather than replacing parts and practicing resource efficiency.
  9. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation current.
  10. Provide excellent customer service by responding promptly and respectfully to residents and team inquiries.
Qualifications
  • High school diploma, GED, or equivalent experience.
  • Experience in property management maintenance or related trades.
  • Own hand tools and knowledge of safe tool and equipment use.
  • Strong problem-solving, customer service, and communication skills.
  • Proficiency in basic computer applications; property management system experience preferred.
  • EPA certifications Type I and II or Universal; valid driver’s license for property operations.
Physical and Travel Requirements

Must be able to stand, walk, or sit for extended periods, work in various weather conditions, lift up to 50 pounds with assistance, and travel locally as needed. Flexibility for work hours including evenings, weekends, and holidays is required.
