Gray Residential is seeking to add a Maintenance Supervisor to the best team ever! River Club Apartments is seeking a Maintenance Supervisor who builds relationships with residents and team members by doing great work and taking pride in the community that so many call home.

The community has 444 apartments; 150 have been renovated including cabinets, countertops, sinks, faucets, lighting, and appliances. There are also 18 townhomes that were built in 2016. Here is an example of one of our unrenovated apartments: Unrenovated Apartment and here is an example of one of our renovated apartments: Renovated Apartment.

Compensation and Benefits:

• Salary: $60,000 + renewal bonuses + rent discount + on-call bonus

• Service Tech Tool Kit with all necessary hand tools and a drill, electric meter, and electric testers

• Training opportunities, including membership in the Indiana Apartment Association training courses and EPA certification courses

Key Responsibilities of a Successful Maintenance Supervisor:

• Actively working as a hands-on supervisor, performing tasks such as groundskeeping, inspections, unit punch, and service requests.

• Demonstrating a high level of technical knowledge, with the ability and enthusiasm to train and mentor maintenance technicians.

• Communicating regularly with the office team regarding new leases and upcoming needs.

• Adhering to and managing preventative maintenance schedules and tasks.

• Assessing repair scenarios and making fixes when possible, before considering replacements.

• Maintaining professionalism when interacting with vendors, residents, and team members.

• Keeping a well-stocked and organized maintenance shop.

• Participating in on-call rotations and responding to snow and ice removal needs.

Responsabilidades clave de un Supervisor de Mantenimiento exitoso:

• Trabajar activamente como supervisor práctico, realizando tareas como mantenimiento de áreas exteriores, inspecciones, preparación de unidades y atención de solicitudes de servicio.

• Demostrar un alto nivel de conocimiento técnico, con la capacidad y entusiasmo para capacitar y guiar a los técnicos de mantenimiento.

• Comunicarse regularmente con el equipo de oficina sobre nuevos contratos de arrendamiento y necesidades próximas.

• Cumplir y gestionar los calendarios y tareas de mantenimiento preventivo.

• Evaluar las reparaciones necesarias y realizar arreglos siempre que sea posible antes de considerar reemplazos.

• Mantener el profesionalismo en la interacción con proveedores, residentes y miembros del equipo.

• Mantener un taller de mantenimiento bien abastecido y organizado.
