Turtle Dove is a 120-unit community managed as two phases with one Manager and two Maintenance Team Members.

General Summary of Associate Responsibility:

  • Support and assist all aspects of community operations, reporting to and acting under the direction of the Community Manager.

Knowledge / Experience / Ability:

  • Bilingual in English and another language encouraged
  • Capable of following precise oral and written instructions
  • Strong leadership skills with a dedication to delivering exceptional customer service
  • Self-motivated, able to set priorities, manage time effectively, and achieve goals independently
  • Problem-solving skills for handling unexpected issues and adapting to changing priorities in a fast-paced environment
  • Effective communication and organizational skills; ability to engage with staff, supervisors, corporate teams, and vendors
  • Proficiency in tracking and managing inventory
  • Physical ability to lift up to 50 lbs., including handling chemicals
  • Intermediate math skills for financial records, budgeting, and fiscal reporting
  • Availability for emergency calls during nights and weekends
  • Proficiency in Outlook, Excel, Word, and internet tools
  • Attentiveness to community needs and commitment to maintaining amenities
  • High school diploma or equivalent; business foundation knowledge; HVAC/R certification encouraged

Responsibilities:

1. Residential Standards:

  • Perform general maintenance duties and respond to service requests promptly and independently
  • Oversee property maintenance, focusing on resident satisfaction and occupancy goals
  • Engage in preventive maintenance and manage mechanical systems to preserve property value
  • Maintain grounds and common areas in excellent condition
  • Adhere to safety protocols and provide courteous service to residents

2. Community Inspections and Quality Assurance:

  • Conduct new construction walkthroughs as needed
  • Coordinate with landscapers monthly for curb appeal
  • Perform quarterly trash chute inspections, if applicable
  • Participate in annual walkthroughs with construction and management teams
  • Prepare for HUD inspections

3. Financial Performance:

  • Assist with bidding for new contracts
  • Ensure completion of capital expense projects
  • Build strong vendor and contractor relationships
  • Implement strategies to reduce maintenance costs
