A New Hire Signing Bonus of $1,000 is offered for this position. To be awarded the bonus, the successful candidate must sign a OCHA New Hire Signing Bonus Agreement prior to the first day of employment. The bonus will be paid in two $500 installments: the first after completing one full 2-week pay period, and the second upon successful completion of the six-month introductory period.

Scope

Plan, organize, and supervise maintenance and rehabilitation of over 250 housing units, ensuring quality control of interior and exterior spaces to provide safe, decent, and affordable housing. Perform necessary maintenance for building upkeep and operation.

Accountability

Report directly to the Housing Manager, with accountability to the Regional Property Manager I.

Essential Duties and Responsibilities

• Implement OCHA policies and procedures, including personnel policies and federal/state regulations, related to maintenance and development.
• Coordinate with the Maintenance Program Coordinator for unit turnovers, staff training, supplies, and maintenance functions.
• Ensure compliance with HUD and OCHA inspections and follow-up maintenance.
• Assist in preparing annual maintenance plans and budgets, and support information gathering for presentations.
• Supervise, train, and monitor maintenance personnel, ensuring preventive maintenance and repair schedules are maintained.
• Manage inventory of equipment and materials, conduct physical inventories, and follow procurement procedures.
• Oversee maintenance of vacant units, perform inspections, and coordinate repairs.
• Enforce policies, assist in hiring, evaluate personnel, and manage leave and schedules.
• Perform additional duties as assigned by the Housing Manager.

Working Conditions

Office and field environment with potential exposure to weather, noise, fumes, and hazards. May involve emergency and irregular work hours.

Qualifications Required

• High school diploma or equivalent, with additional vocational or business training.
• At least six years of maintenance/construction and supervisory experience.
• Ability to read blueprints and communicate technical info effectively.
• Valid Oklahoma Driver License with acceptable record.
• Willingness to perform on-call emergency maintenance, including after-hours, weekends, and holidays.

Physical Requirements

Ability to lift 50 pounds, read and understand technical documents, and communicate effectively. All requirements are evaluated per ADA standards.
