JOB SUMMARY
Plan, review, and assign work to staff as well as train and discipline individual employees.

- Manage, plan and implement the overall maintenance work schedule and preventative maintenance schedule of various assigned housing developments.
- Oversee and approve of the employee's work product and coordination of multiple activities and resources including staff, supplies, equipment, funds, and/or contract resources.
- Supervise, train, schedule, assign, and inspect the work activities of direct reports.
- Manage and approve the purchase and inventory of supplies, tools and equipment.
- Develop various training programs for employees within the department.
- Manage the department operations, planning and scheduling.
- Maintain project documents, as built plans, warranties and manuals.
- Conduct quality control inspections to ensure work performed are in conformance with standards.
- Order and maintain inventory of various maintenance and custodial tools and equipment.
- Respond to emergency events, coordinate outside contractors, and develop short- and long-term CIP projects.
- Provide updates to departments, directors, senior managers, and elected officials when needed.
- To promote and adhere to the workplace values of accountability, commitment, and teamwork to help enrich lives beyond expectation.
- Maintain absolute confidentiality of work-related issues, customer records and restricted County information.
- Perform other related duties as required.
- High School Diploma or GED equivalent.
- Five (5) years of experience in maintenance of which two (2) years of experience must be in a supervisory capacity.
- Certified Manager of Maintenance (CMM) or ability to obtain CMM certification within two (2) years of hire.
- Arizona residents must have an Arizona Driver's License upon hire; newly established Arizona Residents must have one within 30 days of hire.
- Or an equivalent combination of relevant education and/or experience may substitute for the minimum requirements.
- Knowledge of complex maintenance and repair practices and techniques.
- Knowledge of materials, methods, tools, equipment, and supplies used in facilities maintenance and repairs.
- Knowledge of Federal and state safety rules and regulations.
- Knowledge of occupational hazards and safety precautions, including proper use and storage of chemicals, and OSHA Material Safety Data Sheets (MSDS) for hazardous chemicals used in the workplace.
- Skill in assigning, supervising, and evaluating the work of others.
- Skill in estimating necessary materials, time, parts, and equipment required to complete assignments.
- Skill in training staff in proper work methods and safety procedures.
- Skill in project development, management, and documentation for small modifications, moderately sized repairs, warranty call backs, and new, contracted projects.
- Ability to operate a personal computer utilizing standard and specialized software for internet research, e-mails,and reporting.
