Job summary

Allied Residential in the Puget Sound region is hiring a Maintenance Supervisor to oversee daily maintenance operations, supervise a maintenance team, and ensure the property's facilities are kept in optimal condition for residents.

You will coordinate repairs, manage vendor bids, track the maintenance budget, and uphold safety and quality standards while supporting turnover work and routine inspections. This full-time role offers weekday hours and opportunities for professional development.

Qualifications

  • One-year certificate from a college or technical school or related experience.
  • Proven leadership skills with experience supervising a maintenance team.
  • Strong problem-solving, planning, and organizational abilities.

Position Summary

The Maintenance Supervisor is responsible for overseeing the daily operations of the property's maintenance functions, ensuring facilities and equipment are maintained in optimal condition. This role directs and supports the maintenance team, coordinates repairs and renovations, manages vendor relationships, and ensures compliance with safety and operational standards to provide a high-quality living environment for residents.

Key Responsibilities
  • Inspect facilities and equipment to determine service needs, required resources, and staffing requirements.
  • Assign and oversee maintenance, repair, and renovation tasks; secure bids for outside contractor work as needed.
  • Direct contracted projects to ensure adherence to specifications and quality standards.
  • Purchase building and maintenance supplies, machinery, and equipment.
  • Plan, track, and manage the maintenance department budget.
  • Maintain accurate records of labor, materials, and costs; prepare cost reports for management.
  • Review and recommend contractor bids for approval.
  • Support property upkeep, including cleaning and unit turnovers as needed.
  • Participate in regular meetings and training sessions.
  • Promote safe work practices and promptly address safety and security concerns.
Qualifications
  • One-year certificate from a college or technical school, or three to six months of related experience/training, or an equivalent combination of education and experience.
  • Proven leadership skills with experience supervising a maintenance team.
  • Strong problem-solving, planning, and organizational skills.
  • Ability to read and interpret instructions, correspondence, and basic technical documents.
  • Basic math and measurement skills, including algebra and geometry.
  • Physical ability to perform property inspections and maintenance work, including lifting up to 50 pounds, standing/walking for extended periods, and working in varied weather conditions.
  • Commitment to professionalism, dependability, and customer service excellence.
Compensation and Benefits
  • We offer a competitive wage based on experience, along with a comprehensive benefits package designed to support your health, financial well-being, and work-life balance.
  • This position is eligible for property-specific incentive programs. Bonus structures vary by ownership group and may include occupancy-based incentives, lease‑up bonuses, financial performance bonuses, or annual performance-based awards. Eligibility and bonus criteria are determined by the ownership group of the assigned property.
  • 152 hours (19 days) of Paid Time Off (PTO) annually, plus carry-over up to 120 hours and longevity PTO at 6 and 10 years.
  • 9 paid holidays.
