Position: Full Time

Salary: $22.00 - $23.50 per hour

Responsibilities
  • Work from checklists, schedules, service requests, logs, contracts, warranties, and instructions.
  • Track and determine the status of service requests in the computer system, close records for completed orders, and investigate and resolve issues where orders are past due.
  • Update and maintain documentation including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire log, compactor log, and pool log to ensure records meet accuracy and completeness standards.
  • Maintain spare parts inventory; requisition supplies, materials, and parts as required, keeping inventory at prescribed levels.
  • Conduct and document move‑in and move‑out inspections; orient new residents to appliance operation and answer questions.
  • Respond to punch lists and prepare apartments for move‑in, ensuring all checklist items are processed and resolved.
  • Respond to service requests to investigate and repair mechanical, electrical, plumbing, or HVAC components in apartments or amenities.
  • Determine extent of repairs and required materials; notify supervisor when outside contractors are needed and monitor their work to maintain quality and safety standards.
  • Paint interior and exterior surfaces and fixtures at assigned properties, including apartments, clubhouse, amenity areas, compactor areas, speed bumps, signs, posts, gates, street markings, and handrails; touch up building exteriors as needed.
  • Process assigned grounds duties, keeping schedules and checklists, picking up trash, cleaning and pressure‑washing buildings and pathways, and maintaining cleanliness of building exteriors.
  • Clean and scrub pool and deck surfaces; check water and treat with prescribed chemicals, ensuring compliance with standards.
  • Check and repair irrigation systems; rake recreation areas; paint signs, speed bumps, and street markings.
  • Perform preventive maintenance routines such as changing filters, checking smoke detectors, replacing batteries and light bulbs, performing routine plumbing repairs, and updating exterior light maps.
  • Assist moving appliances and removing debris from vacated apartments; create keys as directed; clean golf carts and report damage.
  • Respond to maintenance inquiries from staff or residents; perform special projects to install or repair items for aesthetics, safety, or quality.
  • Maintain property grounds; notify supervisor of safety hazards, property damage, or obstructions; replenish supplies and process requisitions.
  • Available for on‑call duty, nights, and weekend work.
Qualifications
  • High School diploma or GED equivalent.
  • Applied trades training in mechanics, electrical systems, HVAC, and plumbing.
  • Certified Pool Operator (CPO) certification may be required; EPA certification (Universal or both Type I and II) required, to be provided at hire or obtained within six months.
  • Knowledge of landscaping deficiencies and ability to troubleshoot and repair irrigation systems.
  • Ability to speak, read, and write English.
  • Over three years of experience, fully familiar with required techniques, equipment, systems, documentation, and work routines.
  • Proficient in using mathematics and analytical skills with drawings, manuals, schematics, and precision measuring instruments such as A/C gauges, digital scales, and electrical testers.
