Job summary

MGMT Residential in Philadelphia seeks a Maintenance Supervisor/Facilities Engineer Manager to oversee property maintenance for our portfolio, lead a team of technicians, and ensure systems are in optimal condition while delivering excellent service to residents.

The role requires coordinating with trades, vendors, and departments, developing preventative maintenance procedures, inspecting buildings, and managing on-call after-hours service.

Qualifications

  • Minimum of 5 years’ work experience in a Maintenance position.
  • Minimum of 3 years’ experience in a management position.
  • Valid driver’s license and reliable personal transportation.
  • Availability for after-hours on-call service.

Responsibilities

  • Supervise and lead the maintenance team in daily operations, repairs, renovations, and preventative maintenance.
  • Oversee tasks across HVAC, plumbing, electrical, carpentry, appliance repairs, and building upkeep.
  • Develop and maintain preventative maintenance procedures and schedule routine inspections.
  • Inspect buildings and equipment, identify issues, and plan resolutions.
  • Track work orders, follow up, and ensure timely completion.
  • Maintain organized maintenance storage and inventory; manage supplies.
  • Input for building maintenance budget and keep receipts/inventory records.
  • Communicate clearly with property management, subcontractors, and residents; maintain professionalism.
  • Ensure safety regulations and company standards are met.
  • Be available for after-hours on-call times.

Job description

The Maintenance Supervisor/Facilities Engineer Manager oversees all aspects of property maintenance for our portfolio of properties, responsible for managing a team of maintenance technicians, ensuring the property’s systems and facilities are in optimal condition, and that the team is delivering excellent service to our residents.The Maintenance Supervisor oversees the work of others and therefore must be able to work independently but also within a team, coordinating with other trades and departments as needed.


Key Responsibilities:

Specifically, the Maintenance Supervisor is expected to:



  • Supervise and lead the maintenance team in daily operations, repairs, renovations, and preventative maintenance, responding promptly to assignments for resident service requests and emergencies.

  • Oversee maintenance tasks, including HVAC, plumbing, electrical, carpentry, appliance repairs, and general building/property upkeep and performance, coordinating, meeting and monitoring contractors and vendors for specialized trades as needed.

  • Develop and maintain preventative maintenance procedures for all systems, including planning and scheduling repairs and routine inspections, such as unit turnovers and grounds maintenance.

  • Proactively inspect existing buildings, equipment, and oversee systems to ensure property functioning, identify issues and develop a plan for resolving them.

  • Demonstrate organizational skills and the ability to follow up and close out work orders, providing oversight and spot checking of work orders performed by others.

  • Keep property maintenance storage organized; maintain an inventory of supplies, ensuring supplies are ordered and available when needed.

  • Provide input for the development of the building maintenance budget, including maintaining receipts of purchases and inventory records for equipment and supplies.

  • Communicate clearly with all property management staff, sub-contractor trades and residents while maintaining a professional demeanor and demonstrating strong oral and written communication skills.

  • Ensure compliance with safety regulations and company standards.

  • Be available for after-hours services during designated on-call times.

  • Other duties as assigned.


Preferred Skills:


  • Advanced level of understanding and experience in the following trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.

  • Proven experience in maintenance supervision in multifamily residential.

  • Excellent leadership and communication skills.


Requirements:
