Job summary

COA Network Inc. in Rockford, Illinois is seeking a Maintenance Supervisor to lead a team and ensure timely completion of work orders across multifamily properties. The role covers HVAC, electrical, plumbing, carpentry, and general maintenance tasks.

You will coordinate vendors, order parts, and maintain safety and quality standards while delivering exceptional resident service. Candidates should have 5–10 years in maintenance supervision, HVAC/EPA certification, and own tools.

Qualifications

• 5–10 years of maintenance supervisor experience.
• HVAC/EPA Certification required.
• Strong background in multifamily properties.

Responsibilities

• Direct other staff members and delegate assignments to ensure all work orders are completed in a timely manner.
• Ensure unit turns are completed in a timely manner.
• Ensure maintenance supply orders are completed every month.
• Reach out to outside vendors when needed.
• Review and order parts or schedule services needed to complete resident work order repairs.
• Perform duties such as wall repairs, A/C and heating repairs, doors, cabinets, and closets.
• Complete other duties as assigned.

Experience you will need:

• 5-10 years of maintenance supervisor experience.
• HVAC/EPA Certification.
• Strong background in multifamily properties.
• Experience in HVAC, appliance, plumbing, electrical, and carpentry.
• Commitment to exceptional customer service.
• Minimum of 3 years of maintenance supervisory experience and 7 years of maintenance experience.
• Must have own hand tools and any specialized tools for HVAC, plumbing, and electrical.
• Ability to move heavy equipment safely using proper equipment.
• Ability to accommodate emergency on-call schedule.
• CPO certifications preferred.
• Reliable transportation and a valid driver's license.
• Background screening and drug test required.
