Job Summary

Oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Key Responsibilities

1. Complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs following safety and code standards.
2. Manage the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, and inspecting work completion.
3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, and common areas.
4. Inspect work by team members and contractors, ensuring quality and scope compliance.
5. Maintain inventory of parts and supplies, and work with management to order materials within budget.
6. Perform monthly preventative maintenance as per policies.
7. Support cost-saving initiatives by repairing rather than replacing and using resources efficiently.
8. Conduct safety meetings, ensure OSHA compliance, and maintain safety documentation.
9. Provide excellent customer service by addressing residents' questions and concerns promptly and respectfully.

The hourly pay range is $31.00 - $33.00.

• Bonuses based on individual and company performance, varying by position and schedule.
