JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.

  • Schedule: Monday-Friday with rotating on-call
Responsibilities
  1. Assist with and complete work orders from resident requests, diagnosing issues and performing repairs according to policies, safety standards, and codes.
  2. Manage the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
  3. Develop and maintain standards for cleanliness and appearance of community grounds, amenities, and common areas to reflect high quality and standards.
  4. Inspect work performed by team members and contractors to ensure quality and compliance, and develop corrective actions as needed.
  5. Maintain inventory of parts and materials, and coordinate with the Community Manager for procurement within budget.
  6. Perform monthly preventative maintenance as per policies.
  7. Support cost control by repairing rather than replacing parts when possible, and practicing efficient use of materials and tools.
  8. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation up to date.
  9. Provide excellent customer service by responding to residents and team inquiries promptly and professionally.

The hourly pay range is $31.00 - $33.00, with additional compensation factors including experience, location, and performance. The role may also be eligible for bonuses and benefits as outlined.
