MAINTENANCE SUPERVISOR

The Maintenance Supervisor oversees repairs and routine preventative maintenance of mechanical equipment, utility systems, structures, and grounds, including electrical, plumbing, and HVAC repairs. This qualified individual supervises the maintenance, landscaping, and housekeeping staff to maintain all common areas of the community. They perform various maintenance duties necessary to maintain and enhance the community's value. They work as a team with the maintenance staff to ensure the community meets the quality maintenance standards set by the company. Additionally, they interact with residents and staff professionally, courteously, and with a positive attitude.

Compensation: $25.00 - $28.00 Hourly

Responsibilities

  • Oversee personnel in maintenance, landscaping, and housekeeping departments.
  • Perform minor repairs on all buildings and equipment.
  • Coordinate and supervise major repairs performed by licensed vendors; report status to management.
  • Perform preventive maintenance on mechanical equipment on a scheduled basis; inspect belts, check fluid levels, replace filters, repair or replace broken parts, etc.
  • Maintain optimal performance of building systems including mechanical, electrical/electronic, and HVAC.
  • Assist with pool maintenance.
  • Oversee daily landscaping maintenance of all common areas.
  • Complete daily, weekly, and monthly checklists on grounds work, equipment maintenance, and general tasks.
  • Monitor and control maintenance, housekeeping, and landscaping inventory and supplies.
  • Respond promptly to service/emergency maintenance requests and concerns.
  • Maintain records of scheduled maintenance and procedures.
  • Assist with renovation and remodeling of buildings; repair plaster and drywall; paint building structures.
  • Obtain estimates for supplies and repair parts; order parts as needed.
  • Work to exceed the needs of the facility.
  • Initiate, perform, train, and oversee all maintenance projects.
  • Develop and maintain relationships with vendors; negotiate pricing.
  • Use hand and power tools skillfully.
  • Meet and report daily to management on department status, work progress, and priorities.

Job Qualifications

  • High School Diploma, GED, or Trade School diploma.
  • At least 6 years of maintenance and repair experience and 3 years of supervisory experience.
  • Bilingual in English and Spanish.
  • Valid driver’s license with a good driving record and auto insurance.
  • Experience with HVAC, electrical, and plumbing systems.
