Maintenance Supervisor - Maintenance Technician – PRO – Hourly
The Maintenance Supervisor assists with and manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property, enhancing the community's value. They communicate and utilize company operating and safety standards. The supervisor also assists in supervising maintenance staff, maintains property's equipment and machinery, and develops and adheres to maintenance budgets and expenditures.
ESSENTIAL FUNCTIONS
- Assist in supervising the maintenance team for one or more properties.
- Schedule and assist with daily operations and after-hours maintenance assignments.
- Train maintenance staff and help resolve issues beyond the team's abilities.
- Monitor inventory and purchase of maintenance supplies; prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services.
- Develop and adhere to maintenance budgets.
- Monitor completion of preventive maintenance schedules and conduct apartment and property inspections.
- Complete daily operations and track service orders, apartment turnovers, etc.
- Foster positive relationships with residents, communities, and agencies.
- Enforce and adhere to company policies, rules, and regulations.
- Ensure safety practices comply with all guidelines and laws.
- Follow company policies and procedures, and comply with Fair Housing, state, and federal laws.
- Perform special projects and other responsibilities as assigned.
QUALIFICATIONS
- Ability to assist in managing maintenance staff.
- Skilled in the safe use of hand tools and small power tools.
- Knowledge of electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
- Effective communication skills with residents, co-workers, and management.
- Ability to handle emergency and pressure-sensitive situations.
- Availability for emergency repairs 24/7.
- Ability to climb up to 40 feet.
- Color vision and hearing ability.
SKILLS AND ABILITIES
- High school diploma or equivalent.
- 7-10 years of related maintenance supervisory experience.
- Ability to work indoors and outdoors in all weather conditions.
The Maintenance Technician / Rehab Technician performs various maintenance functions to maintain and enhance community value, working with the team to ensure quality standards are met.
ESSENTIAL FUNCTIONS
- Complete all assigned maintenance service requests.
- Perform electrical, plumbing, carpentry, masonry, and painting tasks.
- Maintain, repair, and replace HVAC systems.
- Repair structures like showers, sinks, appliances, doors, cabinets, walls, and exteriors.
- Schedule and perform preventive maintenance.
- Perform minor pool maintenance.
- Assist in monitoring work by outside contractors.
- Maintain building systems and grounds.
- Prepare units for new move-ins.
- Ensure safety practices comply with all laws and policies.
- Follow company policies and legal requirements.
- Perform special projects as assigned.
QUALIFICATIONS
- Basic knowledge of electrical, plumbing, painting, masonry, and carpentry.
- Knowledge of HVAC systems.
- Ability to follow instructions and communicate effectively.
- Availability for emergency repairs 24/7.
- Ability to climb up to 40 feet.
- Color vision and hearing ability.
SKILLS AND ABILITIES
- High school diploma or equivalent.
- Two years of maintenance experience.
- Ability to work indoors and outdoors in all weather conditions.
