Job summary

Fairfield Residential in Woodbridge, Virginia, is seeking a Maintenance Supervisor to lead a hands-on team responsible for keeping our Riverwoods Apartments safe, attractive, and fully functional. You will manage repairs, preventative maintenance, safety compliance, and resident service, while guiding staff to deliver high-quality outcomes.

Qualifications

  • High school diploma or equivalent required.
  • HVAC-EPA (Type II) or EPA Universal certification is required.
  • CPO certification strongly preferred; must obtain within 90 days if not held.
  • Three+ years of hands-on apartment/building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Ability to read, write, understand and communicate in English.
  • A valid driver's license is required.

About The Role

As a Maintenance Supervisor, you’ll lead a team dedicated to keeping our communities safe, beautiful, and fully operational. This role combines hands‑on maintenance expertise with leadership responsibilities to ensure resident satisfaction and property preservation.

Property Maintenance
  • Oversee and perform maintenance repairs across the property.
  • Schedule and monitor preventative maintenance programs.
  • Respond to after‑hours emergencies as needed.

  • Ensure compliance with safety and company policies.

What We're Looking For
  • High school diploma or equivalent required.

Estimated Rate of Pay:

$33.25 - $41.53

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).

In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
