Position Summary: The Maintenance Supervisor is responsible for managing the maintenance and repair operations of a multifamily residential property. This role involves overseeing a team of maintenance technicians, ensuring that the property is well-maintained, and addressing tenant service requests in a timely and efficient manner. The Service Supervisor also plays a key role in maintaining the property’s operational standards and compliance with safety regulations.

This position will be on site at our facility located in: Fort Worth, TX.

  • Supervise and mentor a team of maintenance technicians, including scheduling, training, and performance evaluation.
  • Ensure that all maintenance staff are adequately equipped and follow established procedures and safety protocols.
  • Conduct regular property inspections to identify maintenance needs and potential issues.
  • Oversee the completion of routine and emergency maintenance tasks, including plumbing, electrical, HVAC systems, and general repairs.
  • Ensure that maintenance tasks are completed in a timely manner and to high-quality standards.
  • Address tenant service requests and complaints promptly and professionally.
  • Communicate effectively with tenants regarding maintenance schedules, work progress, and any disruptions.
  • Strive to provide exceptional customer service to enhance tenant satisfaction and retention.
  • Maintain accurate records of maintenance activities, including work orders, inventory, and service contracts.
  • Prepare and manage maintenance budgets, including tracking expenses and managing vendor relationships.
  • Ensure compliance with property management software and reporting requirements.
  • Ensure that all maintenance activities adhere to safety regulations and industry standards.
  • Conduct safety audits and training sessions to ensure a safe working environment for all staff and residents.
  • Stay updated on local codes and regulations to ensure property compliance.
  • Respond to emergency maintenance requests outside of normal working hours as needed.
  • Develop and implement emergency response plans for various scenarios, including natural disasters and significant system failures.

Required Education, Experience, and Qualifications:

  • High school diploma or equivalent; additional technical certifications or vocational training is preferred.
  • Minimum of 3-5 years of experience in property maintenance, with at least 1-2 years in a supervisory or leadership role.
  • Experience in multifamily housing or property management is highly desirable.
  • Strong leadership and team management skills.
  • Excellent problem-solving abilities and technical knowledge in various maintenance disciplines (plumbing, electrical, HVAC, etc.).
  • Effective communication and interpersonal skills.
  • Proficient in property management software and general office applications.
  • Ability to manage multiple tasks and prioritize effectively.
  • Relevant certifications (e.g., HVAC, plumbing) are a plus.
  • Valid driver’s license and reliable transportation.

Working Conditions:

  • Environment, such as an office or outdoors.
  • Exposures encountered, such as hazardous materials, loud noise, or extreme heat/cold.
  • Essential physical requirements, such as climbing, standing, stooping, or typing.
  • Indicate if required to work weekends, nights, or be on-call as a regular part of the job.
  • Lift 25-50 lbs. Note: Lifting and carrying items over 50 lbs. should be done using assistance from one or more people.
  • Professional appearance is required; Attire will be designated by the area supervisor.
  • Required to work some weekends, nights, or be on-call as a regular part of the job.
