Job summary

Coastal Ridge Real Estate seeks a Maintenance Supervisor to lead the on-site maintenance team at our Washington, DC property. You’ll ensure high-quality maintenance practices, manage work orders, and coordinate with the Property Manager to deliver exceptional living experiences for residents.

You’ll spend about 75% of your time in the field performing tasks, supervise staff, handle budgets, vendor relations, and participate in on-call duties to maintain the property’s curb appeal and integrity.

Qualifications

• High school diploma or equivalent required; bachelor’s preferred.
• At least 2 years’ experience in student housing/multi-family maintenance.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I & II) required; CPO certification preferred or obtainable within 6 months near pool.
• Ability to walk, lift up to 50 lbs, and work in field conditions.
• Must live within 30 miles of property and have reliable transportation.

Responsibilities

• Oversee and lead the maintenance team with training, motivation, and development.
• Prioritize, assign, and quality-control work orders and daily completion.
• Supervise high-level technical work: HVAC, electrical, plumbing, carpentry.
• Obtain contracts/proposals from vendors and negotiate best pricing.
• Manage unit turnover and make-readies for new residents.
• Execute preventative maintenance to maintain curb appeal and property integrity.
• Assist in maintenance budget development and cost control.
• Coordinate construction/rehabilitation projects with vendors and scheduling.
• Ensure organization/cleanliness of shops and participate in on-call duties.
• Other duties as assigned.

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources and direction to be engaged and successful. You will also spend approximately 75% of your time in the field performing maintenance related tasks.This is a full-time, position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

What You’ll Own:

• Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and participating in the daily completion of work orders.
• Knowledge of and ability to supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to: HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
• Manage and execute the turnover of units and make-readies for new residents.
• Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
• Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
• As needed, assist our Facilities team in the coordination all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
• Responsible for overall organization and cleanliness of work areas and maintenance shops.
• Participate in on call emergency duties.
• Other duties as directed and assigned.

What You Bring:

• High school degree or equivalent required, bachelor’s degree preferred.
• At least 2 years’ experience in a student housing, conventional multi-family apartment maintenance field required.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
• Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
