Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee the management of maintenance operations for a multi-family residential community. Responsibilities

1. Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
2. Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
3. Conduct regular safety inspections of the property, correct unsafe practices or situations, and train all maintenance staff in the correct handling of chemicals, supplies, and equipment.
4. Participate in department or regional meetings and community events; lead safety and department meetings with staff members.
5. Coordinate with vendors and contractors for installation, maintenance, and repair work.
6. Maintain the department budget; ensure all projects and scheduling fall within budgetary guidelines.
7. Prepare specifications for major projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and compliance.
8. Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, maintaining appropriate inventory levels.
9. Ensure Service Requests are assigned and completed within the required time frame.
10. Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC’s standards.
11. Update and maintain all assigned service requests using Yardi Mobile until completion.
12. Troubleshoot and train maintenance staff on various trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing fixtures, locks, etc.) for assessment and repair or replacement recommendations.
13. Conduct safety inspections, correct unsafe practices, and ensure staff training in safety procedures, including chemical handling.
14. Adhere to all safety policies, OSHA regulations, and applicable laws regarding health, safety, and environment.

Qualifications

1. Minimum of 5 years’ maintenance experience; property management experience preferred.
2. Proven leadership and supervisory skills for large teams.
3. Strong understanding of trades such as electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. Preferred certifications include HVAC and EPA.
5. Effective communication skills for interaction with management, vendors, residents, and team members.
6. Proficiency with small hand tools, electrical tools, and basic machinery repair.
7. Basic computer skills, including operation of mobile devices and PCs.
8. A valid license may be required.
9. Availability for on-call duties, emergency calls, and off-hours work.
10. Ability to lift up to 50 lbs.
