Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee the management of maintenance operations for a multi-family residential community. Responsibilities
- Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
- Conduct regular safety inspections of the property, correct unsafe practices or situations, and train all maintenance staff in the correct handling of chemicals, supplies, and equipment.
- Participate in department or regional meetings and community events; lead safety and department meetings with staff members.
- Coordinate with vendors and contractors for installation, maintenance, and repair work.
- Maintain the department budget; ensure all projects and scheduling fall within budgetary guidelines.
- Prepare specifications for major projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and compliance.
- Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, maintaining appropriate inventory levels.
- Ensure Service Requests are assigned and completed within the required time frame.
- Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC’s standards.
- Update and maintain all assigned service requests using Yardi Mobile until completion.
- Troubleshoot and train maintenance staff on various trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing fixtures, locks, etc.) for assessment and repair or replacement recommendations.
- Conduct safety inspections, correct unsafe practices, and ensure staff training in safety procedures, including chemical handling.
- Adhere to all safety policies, OSHA regulations, and applicable laws regarding health, safety, and environment.
Qualifications
- Minimum of 5 years’ maintenance experience; property management experience preferred.
- Proven leadership and supervisory skills for large teams.
- Strong understanding of trades such as electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- Preferred certifications include HVAC and EPA.
- Effective communication skills for interaction with management, vendors, residents, and team members.
- Proficiency with small hand tools, electrical tools, and basic machinery repair.
- Basic computer skills, including operation of mobile devices and PCs.
- A valid license may be required.
- Availability for on-call duties, emergency calls, and off-hours work.
- Ability to lift up to 50 lbs.
