Fogelman is hiring an experienced Maintenance Supervisor to join Westbury Mews Apartments in Summerville, SC.

The ideal candidate has over 3 years of Maintenance Supervisory experience, is a hands-on leader capable of managing a team, experienced with new construction, skilled in maintenance tasks, and holds HVAC and CPO certifications. Experience with Yardi & HappyCo is a plus.

Summary

The Maintenance Supervisor ensures all maintenance requests and repairs are completed accurately and promptly. They inspect grounds, buildings, and community features to minimize liability and oversee turn-key operations. This role involves supervising the maintenance team, coordinating with vendors, and managing supply orders.

Responsibilities

1. Assign and complete maintenance work, including service requests and make-readies.
2. Order equipment and supplies within budget.
3. Inspect make-ready units before move-in.
4. Maintain property logs such as refrigerant, pool chemicals, and mold logs.
5. Resolve escalated maintenance issues.
6. Schedule and coordinate outside vendors.
7. Participate in on-call rotations and respond to emergencies.
8. Follow all safety and Fair Housing policies.
9. Supervise and evaluate team members, provide coaching and training.
10. Perform other duties as assigned.

Qualifications and Skills

1. At least 3 years of supervisory experience in property management preferred.
2. Minimum 5 years of maintenance experience preferred.
3. HVAC Certification (Type 1 & 2 or Universal) required.
4. Certified Pool Operator (CPO) may be required.
5. Proficiency in plumbing, HVAC, electrical, and appliance repair.
6. Computer skills and familiarity with online applications.
7. Knowledge of property systems such as Yardi, Entrata, and HappyCo is preferred.
8. Microsoft Office skills preferred.
9. A valid driver’s license and insurance may be required depending on the property.

Environmental and Physical Demands

This role requires constant walking, standing, and sitting, with frequent climbing of stairs and occasional bending, kneeling, crawling, and reaching. Lifting up to 50 lbs regularly and over 50 lbs occasionally is expected. The job involves working indoors and outdoors, sometimes in adverse weather, and exposure to mechanical parts, chemicals, and other hazards. Moderate noise levels are typical.
