MAINTENANCE SUPERVISOR

Location: Gardens at Montague - North Charleston, SC

Summary

Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. Responsible for walking and accepting units from construction, maintaining adequate inventory of supplies for repairs, and monitoring the monthly maintenance budget. Must be flexible and able to work varied schedules, including weekends and some holidays as required.

I. ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Supervise, schedule, and perform maintenance activities for the apartment community along with maintenance staff.
  • Coordinate with the office team and Community Manager regarding apartment inspections, move-in/move-out reports, etc.
  • Determine weekly schedules for apartment make-readies and service requests.
  • Report apartments ready for showing to the Community Manager.
  • Prepare weekly/daily maintenance employee schedules and assignments in collaboration with the Community Manager.
  • Communicate tasks clearly to employees and monitor work progress.
  • Assist in employee performance evaluations and recruitment efforts.
  • Respond to resident and management requests and prioritize service requests accordingly.
  • Assign service requests to technicians and monitor completion to minimize callbacks.
  • Coordinate warranty work and manage repairs to prevent repeated issues.
  • Prepare and coordinate the scheduling of vacant apartments for new residents.
  • Ensure all repairs for move-in apartments are completed and units are cleaned and ready.
  • Coordinate and schedule safety and skills training for maintenance staff.
  • Assess training needs and provide or recommend appropriate training programs.
  • Perform safety audits and report hazards.
  • Conduct property inspections for maintenance needs and safety hazards.
  • Perform preventive maintenance and manage supplies within budget constraints.
  • Order supplies and equipment, seeking approval for major expenditures.
  • Assist with community safety during hazardous weather or emergencies.
  • Maintain organization and cleanliness of work areas and shops.
  • Participate in industry training programs as required.
  • Manage vendor relationships, contracts, and quality control.
  • Perform other duties as assigned by supervisor/manager.
II. KNOWLEDGE, SKILLS, AND ABILITIES
  • Proficiency with relevant equipment and tools listed.
  • Ability to perform all facets of apartment make-ready.
  • Ability to exercise independent judgment and handle stressful situations.
  • Excellent interpersonal skills for interaction with residents, vendors, and staff.
  • Strong organizational and multitasking skills.
  • Ability to work independently with confidentiality and professionalism.
III. SUPERVISORY RESPONSIBILITIES

Supervise on-site maintenance staff, including Apprentice Techs, Maintenance Tech I’s, and Maintenance Tech II’s.

IV. QUALIFICATIONS
  • Construction experience preferred; previous supervisory experience required.
  • Ability to troubleshoot and repair HVAC, plumbing, electronic systems, appliances, and other community systems.
  • Valid driver’s license or means of transportation.
V. EDUCATION AND EXPERIENCE
  • High School Diploma or equivalent; some college or trade school preferred.
  • Minimum 5 years of maintenance experience and/or 1-year multi-family or related service experience.
  • Certifications in relevant fields preferred, such as HVAC, plumbing, boiler, etc.
VI. ADDITIONAL SKILLS

Ability to generate reports, communicate effectively, and perform basic math and reading tasks. Ability to understand diagrams and instructions.

VII. PHYSICAL DEMANDS

Must be able to handle physical tasks, including lifting, climbing, and working in various environmental conditions. Use of safety equipment required.

VIII. WORKING CONDITIONS

Primarily indoor/outdoor work with moderate noise levels. Environment varies with weather and community conditions.

IX. POLICIES AND PROCEDURES

Must be familiar with company policies and procedures. Employment is at-will.
