$32.00/hr - $35.00/hr
Job Summary
Oversees and performs technical and mechanical work that ensures the community's buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Essential Responsibilities
- Completes work orders from resident requests and routine upkeep, diagnosing issues and making repairs according to policies, safety standards, and codes.
- Prepares vacant units for leasing by completing inspections, creating punch lists, scheduling vendors, and inspecting work.
- Sets standards for community grounds, amenities, and building exteriors to reflect high quality and standards.
- Inspects work by service team members and contractors to ensure quality and scope compliance.
- Maintains inventory of parts and materials, and orders supplies within budget.
- Performs monthly preventive maintenance and supports cost-control initiatives.
- Conducts safety meetings, keeps MSDS sheets current, and ensures compliance with OSHA laws.
- Provides excellent customer service by responding promptly and respectfully to residents and team questions and concerns.
Other Responsibilities
- Assists in developing budgets for repairs, maintenance, and capital expenses.
Organizational Responsibilities
- Follows policies, monitors compliance, and reports violations.
- Performs routine maintenance and inspections to ensure safety and repair standards.
- Completes documentation accurately and timely.
- Suggests improvements for efficiency and productivity.
- Keeps up-to-date with industry standards through training and research.
Working Conditions
Work both indoors and outdoors, including amenities and all community areas.
Physical Demands
Stand, walk, sit, bend, climb ladders, reach, carry objects up to 25 pounds alone and 50 pounds with assistance, and work in various weather conditions. Flexibility to work evenings, weekends, and holidays is required.
Required Licenses or Certifications
- EPA Type I and II or Universal refrigerant recycling certification.
- Certified Pool Operator (CPO) or willingness to obtain within 90 days.
- OSHA 10/30 or willingness to complete within 90 days.
- Valid driver’s license for property vehicle operation.

- Own hand tools and operate them safely.
- Reliable cellular device for on-call communication.

- Customer service and interpersonal skills.
- Proficiency in basic office and management software.
- Mathematical skills for handling financial and legal documents.
- High School diploma or equivalent required.
