Job summary

Hunt Military Housing Shared Services, LLC is seeking a Maintenance Supervisor to ensure safe, attractive, and compliant property upkeep across our NC locations. You will lead maintenance staff, schedule work, and manage preventive maintenance programs.

The role requires experience in building maintenance, HVAC, electrical, plumbing, and carpentry, with strong communication and safety skills. A valid driver's license and EPA 608 certification are required.

Qualifications

  • High School Diploma or GED required.
  • Advanced training or degree in building maintenance, management, construction, skilled trades, or related subject preferred.
  • 4–6 years experience in building maintenance required.
  • Experience with administrative reporting and Yardi preferred.

  • Ensures compliance with preventive maintenance procedures.
  • Assists in all aspects of project maintenance including grounds, custodial, preventive, corrective, deferred, and emergency.

Job description

A Brief Overview

The Maintenance Supervisor will assist in maintaining the property's physical condition in a safe, attractive, and comfortable state. This includes, but is not limited to, establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. Also accountable for preparing work schedules and ensuring compliance with all maintenance-related policies. This role ensures that the units and other property facilities at the assigned location remain in good working order. This position performs tasks as needed, including service requests and preparing units for rent availability (including painting units and landscape work).

What you will do
  • Schedules, trains, supervises, and evaluates maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training.
  • Prioritizes work orders and follows up on assignments to ensure timely completion.
  • Supports the after-hours Emergency Call program.
  • Responsible for all company-owned equipment and small tools.
  • Participates and supervises the make-ready of vacant units as necessary.
  • Makes regular inspections of the property.
  • Establishes preventive maintenance procedures.
  • Prepares purchase orders and orders all parts and supplies.
  • Ensures compliance with all preventive maintenance procedures.
  • Assists in performing annual/semi-annual unit inspections.
  • Assists in all aspects of the project's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
  • Assists the Maintenance Director and the Community Director as requested.
  • Contributes to resident retention programs.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensures compliance with all company, local, state, and federal safety rules.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
  • High School Diploma or GED or equivalent required
  • Advanced training or degree in building maintenance, management, construction, skilled trades, or other related subject preferred
  • 4-6 years experience in building maintenance required
  • Previous experience with administrative reporting and Yardi preferred
  • Previous experience managing others preferred
    • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance.
    • Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
    • Requires a self-motivated team player who pays close attention to detail and who can prioritize in a fast-moving environment.
    • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
    • Basic understanding of safety practices.
    • Requires use of technology platforms on a daily basis.
  • DL NUMBER - Driver's License, Valid and in State required
  • EPA 608 Certification required
  • OSHA-10 Training required
