Job summary

Hunt Military Housing Shared Services, LLC is seeking a Maintenance Manager to support the Maintenance Director in keeping our properties safe, attractive, and well-maintained. You will lead the maintenance team, manage budgets, and ensure preventive programs and inspections are carried out to standard.

The role requires 5+ years in building maintenance with supervisory experience, knowledge of electrical/HVAC/plumbing/carpentry, and EPA/OSHA certifications.

  • Advanced training or degree in building maintenance, management, construction preferred.
  • 5+ years' experience in building maintenance.
  • 1-3 years staff supervisory experience required.
  • EPA 608 Certification required.
  • OSHA-10 Training required.
  • DL NUMBER – Driver's License, valid and in state required.

Responsibilities

  • Directly supervise Maintenance Technicians, including hiring, training, performance management, and termination of direct reports.
  • Manage the maintenance budget and control expenses within purchasing guidelines.
  • Schedule, train, supervise, and evaluate subordinate maintenance personnel and ensure training compliance.
  • Prioritize work orders and follow up to ensure timely completion.
  • Ensure on-time response and completion times for work orders and preventive maintenance goals.
  • Establish emergency on-call procedures and safety rules.
  • Oversee company-owned equipment and small tools; assist in make-ready of vacant units.
  • Perform regular property inspections and assist in all aspects of maintenance operations.
  • Prepare purchase orders and procure parts and supplies; ensure adherence to company policies.
  • Support annual/semi-annual unit inspections and resident-retention programs.

Job description

A Brief Overview

The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the property's physical condition in a safe, attractive, and comfortable condition. This includes, but is not limited to, establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. Also accountable for preparing work schedules and ensuring compliance with all maintenance-related policies. This position is responsible for ensuring that the units and other property facilities at their assigned location remain in good working order. Will perform tasks as needed, which may include service requests and preparing units for rent availability (including painting units and landscape duties).

What you will do
  • Directly supervises Maintenance Technicians. Supervision includes hiring, training, performance management, and termination of direct reports.
  • Responsible for the management of the financial performance and operations within the approved maintenance budget of the property. The focus is on controlling expenses to operate within purchasing guidelines.
  • Schedules, trains, supervises, and evaluates all subordinate maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training.
  • Prioritizes work orders, and follows up on assignments to ensure timely completion.
  • Ensures property goals for work order response and completion times are met.
  • Establishes emergency on-call procedures.
  • Responsible for all Company owned equipment and small tools.
  • Participates and supervises the make-ready of vacant units as necessary.
  • Makes regular inspections of the property.
  • Ensures compliance with all preventive maintenance procedures.
  • Prepares Purchase Orders and orders all parts and supplies.
  • Ensures compliance with Company policies and procedures.
  • Assists in performing annual / semi-annual unit inspections.
  • Assists in all aspects of the project's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
  • Assists Maintenance Director as requested.
  • Contributes to resident retention programs.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensures compliance with all Company, local, state, and federal safety rules.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
  • High School Diploma or GED (or equivalent) required
  • advanced training or degree in building maintenance, management, construction, skilled trades, other related subject preferred
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and 5 or more years' experience in building maintenance. required
  • 1-3 years staff supervisory experience required
  • Previous experience managing preferred
  • Previous experience with administrative reporting and Yardi preferred
  • Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Willing and able to work occasional on-call shifts as needed.
  • Requires a self-motivated team player who pays close attention to detail and who can prioritize in a fast-moving environment.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  • Computer knowledge in Microsoft Suite and Yardi (preferred).
  • Basic understanding of safety practices.
  • Requires use of technology platforms on a daily basis.
  • DL NUMBER - Driver's License, Valid and in State required
  • EPA 608 Certification required
  • OSHA-10 Training required
Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $82,320 - $102,720, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
