Job Title – Maintenance Supervisor

Scope & Purpose

Under the daily direction of the Property Manager, the Maintenance Supervisor is responsible for the overall maintenance of the physical property, as well as overseeing the maintenance staff. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

Supervisor Responsibilities:

• Ensuring all maintenance activities are carried out by trained or licensed personnel.
• Maintaining quality standards of the organization.
• Keeping records of maintenance and service activities.
• Ensuring proper work shifts.
• Recruiting and evaluating maintenance staff.
• Interacting with other departments for system functionality.
• Complying with safety norms and regulations.
• Delegating work and ensuring timely completion.
• Filing purchase orders and procurement documents.
• Performing other duties as assigned.

Maintenance Responsibilities:

• Participate in maintenance projects.
• Perform light electrical and plumbing repairs.
• Repair or replace broken fixtures, appliances, and surfaces.
• Assist in custodial and grounds work.
• Perform repairs on concrete, masonry, roofing, fencing.
• Train and assist other employees.
• Manage inventory and tools.
• Assist in apartment inspections and refurbishing.
• Maintain records on maintenance activities.
• Perform scheduled maintenance on equipment.
• Inspect units and common areas for repairs.
• Handle service requests, including appliance repairs and system maintenance.
• Install and remove appliances as needed.
• Coordinate with vendors and monitor safety requirements.
• Respond to emergency calls during on-call shifts.

Qualifications

• Approximately 10 years of experience in carpentry, plumbing, electrical, painting, or refurbishing.
• Extensive supervisory experience.
• Trade-related education or college coursework.
• Familiarity with safety standards and contract work hours.
• HVAC Certification; CFC Universal preferred.
• Good leadership, organizational, and time management skills.

Physical Demands

• Ability to stand, walk, bend, squat, climb stairs, and lift frequently.
• Lift up to 25 pounds consistently, up to 50 pounds occasionally.
