Schedule: Monday through Friday, 8:30 am-5:30 pm (overtime as needed). Rotational calls for emergencies.

Pay: Starting at $33/Hour.

Avita Property Management is a full-service multifamily group based in Austin, with properties in Cedar Park, Georgetown, and San Antonio.

Maintenance Supervisor for Avita Alamo Heights Apartments (312 units): Under the direction of the Property Manager, responsible for all physical aspects of the apartment community, coordinating maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to safety policies.

Essential Functions:

1. Direct and oversee all maintenance aspects of the community, including preventative maintenance, inspections, lighting audits, and janitorial services.
2. Maintain accurate records for reporting and record keeping.
3. Conduct daily walks of the property to uphold curb appeal and monitor safety.
4. Schedule and coordinate apartment turns and renovations.
5. Manage expenses, monitor operating costs, and recommend cost-saving strategies.
6. Manage inventory and procurement of maintenance materials.
7. Communicate with the Property Manager about capital improvements and maintenance needs.
8. Coordinate contracted services, analyze bids, and track invoices.
9. Complete service requests and apartment turnovers per policy.
10. Supervise use of property equipment and tools.
11. Report safety or liability concerns and preventative maintenance needs.
12. Conduct and document safety meetings and training.

Customer Service:

1. Complete service requests promptly and professionally.
2. Ensure excellent customer service and professionalism.
3. Audit key tracking system regularly.
4. Participate in emergency after-hours coverage.

Additional Duties:

1. Assist at other properties when needed.
2. Support personal development, including training and mentoring team members.
3. Participate in hiring, performance reviews, and team management.
