Roundhouse is hiring a Maintenance Supervisor for Morrow Apartments in Saint Paul, MN. The role is full-time and on-site, with a schedule of Monday–Friday 8am–5pm plus on-call rotation. You will lead the maintenance team, run inspections, oversee unit turns, manage vendors, and partner with the Community Manager to ensure safety and readiness for residents.

Qualifications

• 3+ years property maintenance experience, including 2+ years in a supervisory or lead role.
• Strong knowledge of building systems, safety standards, and preventive maintenance.
• Working knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems.
• Proficiency in Microsoft Office and maintenance management software.
• Valid driver's license and reliable transportation.

Responsibilities

• Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.
• Oversee repairs, preventive maintenance, and property inspections, resolving code issues fast.
• Manage make-ready schedules and unit turns, including move-out inspections.
• Lead capital and renovation projects with the Facilities Manager on time and budget.
• Monitor maintenance budgets, approve purchases, and manage inventory.
• Keep accurate records for work orders, inspections, and training.
• Take part in after-hours emergency rotation and snow/ice removal.

$31 - $35 per hour + bonus potential| Monday through Friday, 8am to 5pm, plus on-call rotation

Roundhouse is hiring a Maintenance Supervisor at Morrow Apartments. You'll lead the maintenance team, run inspections, unit turns, vendors, and capital projects, and partner with the Community Manager to keep the property safe and ready for residents. You lead from the front. You know the buildings inside and out, keep the team sharp and accountable, and set the bar for how the work gets done. Budgets, turns, inspections, vendors, capital projects: you keep all of it moving without letting quality slip.

What you'll own

• Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control
• Build a culture of teamwork and accountability, giving clear, constructive feedback that raises the standard
• Oversee repairs, preventive maintenance, and property, fire, pool, and annual inspections, resolving code issues fast
• Enforce OSHA and company safety requirements and keep work areas, equipment, and storage organized
• Manage make-ready schedules and unit turns, including move-out and pre-occupancy inspections
• Lead capital and renovation projects with the Facilities Manager on time, on budget, and to standardOwn vendor relationships, collect and compare bids, and support CapEx planning
• Monitor maintenance budgets, approve purchases, and manage inventory
• Keep accurate records for work orders, preventive maintenance, inspections, and training
• Partner with Community and Regional Managers on priorities, budgets, and long-term plans, and report regularly on property condition and team performance
• Take your turn in the after-hours emergency rotation and help with snow and ice removal

What you bring

• High school diploma or equivalent
• 3+ years of property maintenance experience, including 2+ years in a supervisory or lead role
• Strong knowledge of building systems, safety standards, and preventive maintenance
• Working knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems
• Strong organization, communication, and customer-service skills
• Proficiency in Microsoft Office and maintenance management software
• A valid driver's license and reliable transportation
• The ability to work independently and collaboratively in a fast-paced environment
• The ability to lift up to 50 pounds, stand and walk for long periods, climb ladders, and work outdoors in all weather

A leg up if you have

• Trade school or technical certification
• HVAC or EPA certification
• Multifamily or apartment maintenance experience
• Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar maintenance software
• Spanish fluency

Tools you'll bring

We supply power tools and larger equipment. You'll provide and maintain a basic set of hand tools, on hand within 30 days of your start date: 10" and 6" crescent wrenches, 9.5" and 6.5" channel lock pliers, needle-nose pliers, Phillips and flathead screwdrivers, nut driver set, Allen wrench set, socket wrench set, wire crimping tool with cutters, razor knife, hammer, putty knife, tape measure, thermometer, non-contact voltage tester, GFCI tester, multimeter, drill, and drill bits.
