Job summary

Roundhouse seeks a Maintenance Supervisor to lead the maintenance team across properties in Minnesota, ensuring safety, efficiency, and resident readiness. You will oversee repairs, inspections, vendor coordination, and preventive maintenance while managing budgets and timelines.

You will partner with the Community Manager, own capital projects, and drive a culture of excellence. The role requires 3+ years in maintenance, 2+ years supervisory, and a hands-on approach to getting work done with

Qualifications

  • Minimum 3 years in property maintenance with 2 years in a supervisor/lead role.
  • Strong knowledge of building systems, safety standards, and preventive maintenance.
  • Experience with plumbing, electrical, HVAC, carpentry; CPO is a plus.
  • Excellent organizational and communication skills; proficient with MS Office and CMMS.
  • Valid driver's license and ability to work independently in a fast-paced environment.

Responsibilities

  • Direct the maintenance team to keep properties safe, efficient, and resident-ready.
  • Oversee repairs, inspections, and safety compliance; manage vendor relations.
  • Lead capital projects, track budgets, and ensure quality on time.
  • Run after-hours rotations and support snow/ice removal when needed.
  • Maintain records for work orders, preventive maintenance, and training.

$31-35/hour + commissions for renewals, vacancy-loss goals, and reputation score Monday - Friday 8 am - 5pm + on-call rotation as needed

As Maintenance Supervisor, you own the daily operations of the maintenance function and partner closely with the Community Manager to keep the property safe, efficient, and ready for residents.

What you'll own

You direct the maintenance team and the work that keeps the property strong. That means you:

  • Lead and develop your maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.
  • Build a culture of teamwork, accountability, and professional growth while holding the line on performance and safety.
  • Evaluate work quality and give clear, constructive feedback that raises the standard.
  • Oversee property maintenance, repairs, and inspections for safety, compliance, and operational excellence.
  • Run regular property, fire, pool, and annual inspections, resolving maintenance needs and code violations fast.
  • Keep work areas, equipment, and storage organized, and enforce OSHA and company safety requirements.
  • Manage make-ready schedules, unit turns, and vendor coordination for timely, high-quality move-ins.
  • Conduct move-out and pre-occupancy inspections to confirm every unit is ready.
  • Lead capital and renovation projects with the Facilities Manager, hitting timelines, budgets, and quality goals.
  • Own vendor relationships, collect and compare bids, and support CapEx planning and execution.
  • Monitor maintenance budgets, approve purchases, and manage inventory against property needs.
  • Keep accurate records for work orders, preventive maintenance, inspections, and training.
  • Partner with Community and Regional Managers on priorities, budgets, and long-term plans.
  • Communicate regularly on property condition, project progress, and team performance.
  • Take your turn in after-hours emergency rotations and pitch in on snow and ice removal.

What you bring
  • High school diploma or equivalent.
  • At least 3 years of property maintenance experience, including 2 years in a supervisory or lead role.
  • Strong knowledge of building systems, safety standards, and preventive maintenance practices.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and CPO systems.
  • Excellent organization, communication, and customer-service skills, with the ability to multitask and prioritize.
  • Proficiency in Microsoft Office and maintenance management software.
  • A valid driver's license and reliable transportation.
  • The ability to work independently and collaboratively in a fast-paced environment.
  • The physical capacity to lift up to 50 pounds, stand and walk for long stretches, climb ladders, and work outdoors in all weather.
A leg up if you have:
  • Trade school or technical certification.
  • HVAC, CPO, or EPA certification.
  • Multifamily or property management maintenance experience.
  • Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar CRM tools.
  • Spanish fluency.
The tools you'll bring

You provide and maintain your own hand tools. We supply power tools and larger equipment as needed.

Within 30 days of your start date, please have the following on hand: 10" crescent wrench, 6" crescent wrench, thermometer, 9.5" channel lock pliers, 6.5" channel lock pliers, set of nut drivers, wire crimping tool with cutters, set of allen wrenches, phillips screwdriver, straight screwdriver, needle-nose pliers, set of socket wrenches, razor knife, hammer, putty knife, non-contact voltage tester, GFCI tester, tape measure, multimeter, drill, and drill bits.
