General Summary

Under the supervision of the Community Manager, the Maintenance Supervisor oversees all maintenance and repairs at the apartment community.

Essential Duties and Responsibilities

• Manage staff and oversee workload duties
• Ensure timely completion of work orders and make-ready tasks
• Coordinate with the Community Manager on projects and work orders
• Perform minor electrical maintenance (e.g., replacing fixtures, bulbs, sockets)
• Perform minor plumbing repairs (e.g., fixing leaks, unclogging drains)
• Handle minor painting, carpentry, and masonry tasks
• Maintain, repair, and replace HVAC systems (HVAC certified)
• Diagnose issues, replace parts, test, and adjust systems
• Schedule and perform preventative maintenance
• Read and interpret equipment manuals
• Respond to emergency situations during and after hours
• Work flexible hours as needed
• Maintain safety standards and clean work areas
• Perform other tasks as assigned
