Position: Maintenance Supervisor

EBALDC is seeking a full-time Maintenance Supervisor for the Property Management department, overseeing Jack London Gateway and Swans Market.

Summary:

Under the direction of the Property Manager, the Maintenance Supervisor performs skilled maintenance tasks in rental units, common areas, and grounds, and implements preventive maintenance to minimize emergencies and keep the site in good repair.

Key Duties and Responsibilities:

1. Address all service requests and unit turnovers promptly and cost-effectively.
2. Perform janitorial, painting, and repairs to vacant units to enable quick leasing.
3. Execute all preventive maintenance requirements as outlined in the plan.
4. Monitor and maintain plumbing, heating, and electrical systems.
5. Maintain security and lock systems throughout the building.
6. Keep storage and work areas neat, safe, and secure.
7. Conduct monthly safety inspections and keep records.
8. Inspect grounds and structures for safety and preventative measures.
9. Report hazardous conditions and repair needs to the Property Manager.
10. Assist with move-in/move-out inspections and quarterly building inspections.
11. Coordinate with Facilities and Property Managers on preventive maintenance and capital improvements.
12. Order supplies and assist with emergency repairs and on-call duties.
13. Maintain maintenance records, logs, and inventory.
14. Perform janitorial duties to maintain property curb appeal.
15. Assist in moving furniture and establishing work priorities.
16. Perform additional duties as required by the Property Manager.

Required Knowledge, Skills & Abilities:

• Intermediate knowledge of building repair trades, safety, and repair procedures.
• Ability to keep accurate records and perform minor repairs in electrical, plumbing, carpentry, and painting.
• Ability to read site plans and perform repairs and maintenance.
• Experience in building maintenance or related trades, with good resident interaction skills.

Certifications or Licenses:

• Reliable transportation, valid California Driver’s License, and insurance required.

Physical Demands:

• Ability to lift up to 50 lbs., and perform physical tasks including climbing ladders, bending, kneeling, and standing.

Salary Range:

$63,000 - $68,000 annually
